In brief

Finass Verzekert (AFM 12016589) advises and acts as an intermediary in non-life insurance. Property finance falls under a different licence category. We do not advise on it, do not act as an intermediary and make no offers. We refer you to a party that does hold that licence.

Please note: borrowing money costs money. Compare offers on the annual percentage rate (APR), not on the monthly payment: a lower monthly payment often just means a longer term. For consumer and mortgage credit, every licence holder consults BKR (the Dutch credit register) from 250 euros upwards with a term longer than one month. For business finance those rules do not always apply. In that case ask about the total costs yourself.

Almost every lender requires as a condition that the security is insured on rebuild value, with the lender noted on the policy as an interested party. That is our field: buildings insurance for commercial property, glass, loss of rent and liability.

Where the insurance side gets stuck

Four points on which a finance file is delayed.

Rebuild value and market value diverge

The finance hangs on the market value, the insurance on what rebuilding costs. For older or unusual property the rebuild value is often higher than the sale proceeds. Have both established separately. A valuation under 7:960 DCC prevents a reduction for underinsurance.

Buildings, commercial property

The actual use determines acceptance

A building with catering, storage of hazardous substances or a solar roof is assessed differently from an office. If the declaration is not correct, the insurer can rely on 7:928 DCC and the payout under 7:930 DCC reduce or refuse the payout.

Liability is not part of buildings cover

As the owner you are, under 6:174 DCC liable for defects in the building, even without any blame. Think of facade cladding coming loose or a slippery entrance. That is a separate policy, and many lenders ask about it expressly for let property.

Soil contamination falls outside the premises policy

Damage to soil and groundwater is excluded as standard on a premises insurance policy, as are earthquake, flooding from primary flood defences and deferred maintenance. For the environmental risk you need a separate environmental damage policy; where there are tanks or workshops, a lender may require one.

  • AFM licence: is the provider listed in the public register
  • APR rather than the monthly payment: only that percentage makes quotes comparable
  • Total cost of credit: the amount over the full term, not per month
  • Penalty-free repayment: how much you may repay without a charge
  • Insurance requirements: which policy, which value and which endorsement
  • Duty to notify: report use, vacancy and building work in good time

Can I arrange my property finance through Finass Verzekert?

No. Our AFM licence covers general insurance. For the finance we refer you to a party that holds a licence for it. We do remain your point of contact for the building, the glass, the loss of rent and the liability around the property.

Why does the bank want to be named on my policy?

Because the building is its security. With an endorsement as interested party, the lender knows that a payment after a fire will be spent on repair or repayment and will not end up elsewhere. It is a simple notification, but it must be in place before the deed is executed.

What is not covered on a premises insurance policy?

Wear and tear and deferred maintenance, construction and design faults, soil contamination, earthquake and flooding from primary flood defences fall outside cover as standard. Intent and recklessness are excluded as well; that follows from Article 7:952 of the Dutch Civil Code. Gradual penetrating damp is also almost never paid for.

Do I have to report a vacancy?

Yes. As soon as a building stands empty for longer than the policy allows, cover is usually reduced to fire, storm and lightning. So report it actively and ask about vacancy cover. You must also report a claim as soon as is reasonably possible, as Article 7:941 DCC requires.
