Finance and insurance are two professions, each with its own licence. We do the second. Here you can read what a lender requires of your policy and where things go wrong with letting.

In brief

Finass Verzekert holds an AFM licence for non-life insurance (12016589). Financing property falls under a different licence category. We do not advise on it and do not act as intermediary in it. For that you go to a party from the public AFM register.

Please note: borrowing money costs money. With consumer credit and mortgage credit, what makes the difference is the annual percentage rate (APR) makes offers comparable. The monthly payment does not, because it also depends on the term. Licence holders consult the BKR (the Dutch credit register) for credit from 250 euros with a term of more than a month. Anyone who says it can be done without that check generally does not hold that licence.

What we do do appears as a condition in virtually every finance quotation: the security must be insured. For a let home that is buildings insurance for homes that are let, for commercial property a buildings insurance. The letting must appear on that policy.

Where things go wrong with let property

Four points that determine whether your policy pays while the finance continues.

Letting must be stated on the policy

A buildings policy is accepted on the use you declare. If you let a home registered for owner occupation, you breach 7:928 DCC. The insurer may then, under 7:930 DCC reduce or refuse the payout.

Rebuild value is not the same as the purchase price

The finance is tied to the market value, the insurance to the rebuild value. If you insure on the purchase price, you are underinsured in the event of a large loss and payment is made proportionately. A valuation under 7:960 DCC removes that discussion.

Letting rooms individually is a separate risk

Letting by the room, to migrant workers or as holiday accommodation is a different type of risk for many insurers. Some policies exclude it, others impose requirements on fire compartmentation and smoke alarms. Declare the actual form of letting, including where it changes during the term.

You are liable as possessor

If a roof tile falls on a car or a balcony railing gives way, you are liable under 6:174 DCC, even without fault. That liability is not included in buildings cover. A separate policy for the owner is needed for it.

What to look out for when comparing

  • The provider's licence: check the party in the AFM's public register
  • APR above the monthly payment: only the annual percentage rate of charge is comparable
  • Total cost of credit: ask for the amount over the whole term, not per month
  • Penalty-free repayment: whether and how much you may repay without a charge
  • Insurance requirements: which policy and which value the financier requires
  • Notification of letting: without that notification your cover is on shaky ground

Does Finass Verzekert arrange the finance for my rental property?

No. Our licence covers general insurance. Advice on and intermediary services in finance fall under a different category, so we do nothing in that field. We refer you to a party that does hold a licence for it, and in the meantime arrange the insurance the lender asks of you.

Which insurance does a lender usually require?

Almost always buildings insurance on rebuild value, with the financier named as an interested party on the policy. That way a payout after a fire cannot be spent behind its back. With commercial property, glass and loss of rent are often added. Arrange that at the same time as the quotation, not afterwards.

What happens if I do not report the letting?

The insured risk then differs from the actual risk. Under Article 7:928 of the Dutch Civil Code you must declare on inception everything relevant to acceptance. If it emerges after a loss that the insurer would have accepted you on different terms, it may reduce or entirely refuse payment under Article 7:930 DCC.

Why is there no interest rate on this page?

Because we do not offer finance and therefore present no rates. Interest rates, cost percentages and borrowing capacity come from the licensed provider, in the form prescribed by law. Please note!
