In brief

Finass Verzekert (AFM 12016589) advises and acts as an intermediary in non-life insurance. Financing let property falls under a different licence category. We do not advise on it and do not act as an intermediary for it. For that you go to a firm listed in the public AFM register.

Please note: borrowing money costs money. With consumer credit and mortgage credit, what makes the difference is the annual percentage rate (APR) offers are comparable. The monthly cost is not. Licence holders consult the BKR (the Dutch credit register) from 250 euros upwards and for terms longer than a month. Those rules do not always apply to business finance. In that case ask for the total cost yourself.

On a sale the tenancy follows the property: existing tenancy agreements continue. For insurance that means the type of letting and the use must be stated on the policy, and that loss of rent is often just as important as the buildings cover itself. See buildings insurance for a let property.

Where things go wrong when you take over tenants

Four points that arise as soon as you take over a let property.

The previous owner's policy does not simply transfer

On a transfer of ownership the insurance usually ends or continues for only a short period. Arrange your own policy with effect from the date of transfer. If there is no cover at that moment, a fire on day one is entirely at your expense.

Buildings insurance for a let property

The actual use often differs from the contract

An office on paper, storage or room letting. That difference determines whether cover is accepted. If you declare it incorrectly, that affects 7:928 DCC and the insurer may, under 7:930 DCC reduce or refuse. Walk through the property and report what you find.

Types of property

Loss of rent is the item that affects the financing

If the property stands idle for months after a fire, the rent stops while interest and repayments continue. Loss of rent cover absorbs that, but always for a limited period and only after an insured loss. Non-payment or a tenant moving out is never covered.

Liability towards tenants and visitors

If someone trips over a loose paving slab or a stair rail gives way, you are liable as the owner under 6:174 DCC, even without fault. That is not included in the buildings cover; landlords arrange separate liability insurance for it.

  • AFM licence: check the provider in the public register
  • APR above the monthly payment: only that percentage makes quotes comparable
  • Total cost of credit: the amount over the full term
  • Penalty-free repayment: relevant if you sell the property earlier
  • Type of letting and use: determines whether and how an insurer accepts the risk
  • Start date of the cover: it coincides with the transfer, not later

Does Finass Verzekert act as an intermediary for financing let property?

No. Our AFM licence covers general insurance. We do not advise on forms of financing, do not assess rental income and do not submit applications. We refer you to a licensed firm and arrange the buildings, loss of rent and liability cover around the property.

Do I take over the seller's insurance?

Usually not. Most policies end on a transfer of ownership or continue for only a limited period afterwards. Make sure your own cover starts on the date of transfer. Also ask for a copy of the old policy. It shows which clauses applied to this property.

What falls outside loss of rent cover?

Loss of rent cover pays only for rent lost after an insured loss to the building, for a period stated in the policy. Non-payment, a tenant's insolvency, a vacancy between two tenants and a lower market rent are not covered. There is no general insurance for that.

What happens if a tenant moves out?

The property then stands empty, and you have to report that. If the vacancy lasts longer than the policy allows, cover is usually restricted to fire, storm and lightning; burglary and water damage then fall away. Ask about a vacancy clause before the keys come back.
