We arrange insurance. We do not lend money and we do not act as an intermediary for credit. What we do here is explain how to assess a finance offer for insulation and what you need to tell your insurer about the work.

Please note: borrowing money costs money. Insulation is often paid for out of your own funds, by increasing your mortgage or with a separate sustainability loan. All three lead to a different assessment, and the last two count as credit. Compare offers on the annual percentage rate (APR) rather than on the monthly payment. The APR brings interest and charges together in a single percentage per year.
Finass Verzekert advises on and arranges non-life insurance. Consumer credit and mortgage credit fall under a different licence category, so we do not arrange that finance and do not advise on it. A provider with an AFM licence consults the BKR for credit of € 250 or more with a term of longer than one month.
What we do do: check whether your buildings insurance still fits. Major building work changes both the risk and the rebuild value. Under 7:928 DCC you must disclose all relevant facts when taking out a policy. If your situation changes significantly afterwards, report that as well.

Four points that decide whether an insulation project turns into a disappointment.
A long term lowers the monthly payment and raises the total cost of credit. With insulation, some measures also last longer than others. Compare on the annual percentage rate and on the total price of the credit, and check whether you can repay without penalty if you later decide to use your own money after all.
Buildings insurance covers damage to the building, but usually not the contractor's own mistake. Damage caused by a construction fault, defective work or an inherent defect is excluded in virtually every policy. For larger works the contractor covers this through their own liability or construction all risks (CAR) insurance; ask about that in advance.
Retrofit insulation can change how moisture behaves in a home. Gradually operating influences, damp, mould and construction faults appear as exclusions in virtually every buildings policy. Insurance therefore does not repair what a badly executed measure causes. Have the work documented and keep the installer's guarantee.
If your home is in scaffolding for months or the roof is open, that is a change of risk. If you do not report it, the insurer may limit the payout; 7:930 DCC governs the consequences of a breach of the duty of disclosure. Building work also changes the rebuild value, which can lead to underinsurance.

No. We advise and act as an intermediary solely for general insurance. A sustainability loan or an increase in your mortgage falls under a different licence category. For that you should go to a provider or adviser with the appropriate AFM licence. We will, however, check whether your buildings and home contents insurance still match the renovated property.
For major building work, yes. Scaffolding, an open roof or a long period standing empty change the risk. Most policies therefore require prior notification. If you do not report it and damage arises that is connected with that change, the insurer may reduce or refuse the payout under Article 7:930 of the Dutch Civil Code.
Usually not. Damage caused by defective work, a construction fault or an inherent defect is almost always excluded. For that damage you address the contractor, who should hold public and employers' liability insurance (AVB) or construction all risks (CAR) insurance. Ask for proof of insurance beforehand and put the assignment in writing.
Often it does. Anyone insulating usually also renews the facade, the roof or the window frames. That raises the amount needed to rebuild the property after a total loss. Have the rebuild value reassessed, or you run the risk of underinsurance and a proportionately lower payout.
In the Netherlands, practically not. Licensed providers consult the BKR (the Dutch credit register) for credit from € 250 with a term longer than one month. Parties claiming otherwise usually do not hold that licence. You then lose the statutory information rights and the right of complaint that come with a licence holder.
