In brief

Finass Verzekert (AFM 12016589) advises and acts as an intermediary in non-life insurance. Mortgage credit falls under a different licence category: we do not advise on it, do not act as an intermediary and make no offers for it. For that you go to a firm in the public AFM register.

Please note: borrowing money costs money. Compare quotes on the annual percentage rate (APR) and not on the monthly payment. A lower monthly payment often just means a longer term. Licence holders consult the BKR (the Dutch credit register) for credit from 250 euros with a term longer than a month. Anyone who claims it can be done without that check usually does not hold the licence.

Four points that determine whether your cover holds up once you start letting.

Letting without adjusting the policy

Home insurance for owner occupation is not the same as a policy for letting. If you do not report the letting, you breach 7:928 DCC and the insurer may, under 7:930 DCC reduce or refuse. A phone call before the first tenant is enough.

Letting a house and buildings insurance

The tenant's contents are not your cover

Your buildings policy covers the building, not the tenant's possessions. They insure those themselves. What you can insure is the fit-out you installed, such as a kitchen, floor or sun blinds in a home let with furnishings.

With a flat, the VvE rules count

If you let a flat, the building insurance is usually placed collectively with the VvE (Dutch owners' association). The deed of division determines under Article 5:112 of the Dutch Civil Code what is communal. You then insure your owner's interest and your liability, not the whole building.

Liability does not come with the buildings cover

If a tenant or visitor is injured by a defect in the property, you are liable as the possessor under 6:174 DCC, even without fault. Personal liability insurance (AVP) often expressly excludes let properties; arrange separate cover for that.

What to look out for when comparing

  • AFM licence: check the adviser in the public register
  • APR above the monthly payment: only that percentage makes quotes comparable
  • Total cost of credit: the amount over the full term, not per month
  • Penalty-free repayment: how much you may repay without a charge
  • Consent to let: without that consent you breach the mortgage conditions
  • Reporting the form of letting: a family, rooms or holiday letting makes a difference on the policy

Does Finass Verzekert arrange a buy-to-let mortgage for me?

No. Our licence covers non-life insurance. Mortgage credit falls under a different category, so we do not advise on it and do not act as an intermediary. We refer you to an authorised adviser and in the meantime arrange the buildings insurance that goes with it.

May I let with my existing mortgage?

Usually not without consent. Most mortgage conditions assume owner occupation; letting without notifying can be a ground for calling in the loan. Apply for it in writing with your lender and adjust your buildings insurance at the same time.

How much more does the insurance cost when letting?

That differs by insurer and by form of letting. We do not quote amounts for it here. Among the deciding factors are the year of construction, the construction, the rebuild value and whether you let to a family, by the room or to tourists. We compare that for you.

What falls outside buildings insurance?

Poor maintenance, wear, structural faults, groundwater, earthquake and flooding from primary flood defences fall outside the cover. Intent and recklessness are excluded under Article 7:952 of the Dutch Civil Code. During a vacancy the cover is usually limited to fire, storm and lightning.
