In brief

Finass Verzekert (AFM 12016589) advises and acts as an intermediary in non-life Insurance. Financing a property portfolio falls under a different licence category. We do not advise on it and do not act as an intermediary, but refer you on.

Please note: borrowing money costs money. With consumer credit and mortgage credit, what makes the difference is the annual percentage rate (APR) makes offerings comparable. The monthly payment does not. License holders consult BKR (the Dutch credit register) from 250 euros upwards with a term longer than one month. For business portfolio finance those rules do not always apply. In that case ask for the total costs over the term yourself.

On the Insurance side it comes down to three things: whether the sums insured per property are right, whether the use of each building has been declared correctly, and whether the lenders are properly endorsed. See also property insurance.

What to look out for when comparing

  • The provider's license: check the party in the AFM's public register
  • APR above the monthly payment: only that percentage makes quotes comparable
  • Total costs over the term: including arrangement, valuation and management costs
  • Terms on a sale: what happens if you take a property out of the portfolio
  • Insurance requirements: which value and which endorsement the lender requires
  • How up to date the schedule of properties is: buildings that have not been declared are not insured

Where a portfolio policy goes wrong

Four points that only become visible at the first large loss.

Sums insured go out of date faster than you think

Building costs rise; sums insured do not follow of their own accord. Without index-linking or a periodic valuation, some of your properties become underinsured, with a proportional reduction when you claim. A valuation under 7:960 DCC fixes the value for an agreed period.

A vacancy between tenants restricts Cover

If a property stands empty for longer than the policy allows, usually only cover for fire, Storm and lightning remains. Vandalism, water damage and burglary then drop out. Report a vacancy for each property and ask about a vacancy arrangement.

The use of each building determines acceptance

Catering, storage of hazardous substances, letting rooms or solar roofs are assessed differently from an office. If the declaration differs from reality, that engages 7:928 DCC and the insurer may reduce the payment under 7:930 DCC reduce or refuse the payout.

Breakage of glass in shop fronts and facades is separate Cover, and liability as possessor of a defective structure follows from 6:174 DCC. Neither is included as standard in a premises policy. For let properties a lender often asks about them expressly.

This is what people ask us most.

Does Finass arrange the finance for my portfolio?

No. We hold an AFM license for general insurance, not for credit. We do not advise on forms of finance and do not submit applications. For the finance we refer you on. We do arrange the insurance of the properties and the liability.

What is the advantage of a master policy?

A master policy gives you one schedule of properties, one common renewal date and usually an arrangement for alterations on purchase and sale. That saves administration. The drawback is that different lenders find their endorsement less easy to identify; record it for each property on the policy schedule.

Is market value or rebuild value assured?

Rebuild value. The finance depends on the market value, but an insurer pays what it costs to rebuild the property. For older buildings and listed properties the rebuild value is regularly higher than the sale proceeds. So have both established separately.

What is not covered?

Deferred maintenance, wear and tear, construction and design faults, soil contamination, earthquake and flooding from primary flood defenses fall outside cover. Intent and recklessness are excluded under Article 7:952 of the Dutch Civil Code. You must report a claim as soon as is reasonably possible, as Article 7:941 DCC requires.
