In brief
You insure an investment property on the basis of rebuild value, preferably established by a valuation. The tenant's use of the premises determines acceptance: residential use is assessed differently from catering or storage.
Two modules make the difference here: loss of rent for the period in which the property cannot be let, and cover for damage caused by tenants, which many policies exclude as standard.

What to look out for
Link loss of rent to the rebuilding time
Allow for demolition, permits and rebuilding. For a larger property, a payment period of 52 weeks is often too short.
Tenant damage and vandalism
Wilful damage by a tenant is by no means always covered. Ask about this explicitly where the property is let as housing.
Report a change of tenant
If the use changes from offices to catering or storage, the risk changes fundamentally. Failing to report it costs you cover.
Tenant's improvements are not yours
What the tenant has installed falls under their business contents insurance (inventarisverzekering). Record this in the tenancy agreement.

What exactly is loss of rent?
Payment for the rental income you miss for as long as the property cannot be let after a covered claim. Meanwhile your financing costs continue.
Is damage caused by my tenant covered?
Not as standard. Vandalism and wilful damage by tenants are excluded on many policies. An extension is available.
Do I have to report a change of tenant?
If the use changes, yes, always. From offices to catering or storage is a different risk with a different premium.
Who insures the kitchen the tenant installed?
The tenant, as tenant's improvements. Your buildings insurance covers the building as handed over.
