Buildings insurance (opstalverzekering) for commercial property
Anyone owning more than a handful of properties loses sight of things among separate policies with different renewal dates and conditions. A portfolio policy solves that.

In brief
With commercial property you place several objects on one portfolio policy: one policy, one renewal date, uniform conditions and one point of contact when you claim.
You set the sums insured with valuations per property. When you buy a property, a block clause lets it be included straight away, so that there is not a single day uninsured.
This page deals with one part. The overview of all parts is on the main page on property insurance.
What to look out for
Uniform conditions save discussion
Separate policies with different clauses mean sorting things out when you claim. One set of conditions makes settlement predictable.
A block clause on purchase
Have it recorded that newly acquired properties are automatically included up to a certain amount, with notification afterwards.
Keeping valuations up to date
Building costs rise. Keep to a valuation schedule so that properties do not quietly become underinsured.
Loss of rent across the whole portfolio
Work out the indemnity period per property type. A commercial shed is rebuilt more quickly than a listed building.
What determines the premium
- Total valued rebuild value
- Composition of the portfolio
- Use and mix of tenants
- Vacancy rate
- Chosen modules and excess
This information is general in nature and is not personal advice. What is actually covered, including exclusions and the excess, is set out in the policy conditions and the insurance card (verzekeringskaart) of the insurer; you receive both before you take out cover.
Customers rate our service on four aspects: personal service, service delivery, availability and the outcome. The reviews are collected and published by NH1816 and come from customers who have actually taken out a policy with Finass Advies B.V. or reported a claim.
Frequently asked questions
From how many properties is a portfolio policy worthwhile?
In reality from about three to five properties. The advantage lies both in the premium and in the administration.
What is a block clause?
A provision under which newly purchased properties are automatically insured up to a certain amount, with notification afterwards.
Does every property have to be valued separately?
For the guarantee against underinsurance, yes. We draw up a schedule for that so the valuations do not all expire at once.
Can I combine different types of use?
Yes, residential, office, retail and storage can be in one portfolio. The use is still looked at for each property.
What is covered and what is not
What is covered
| Situation | Buildings section | Loss of rent section |
|---|---|---|
| Fire destroys a commercial shed in your portfolio | Yes | No |
| The rental income from that shed stops during the rebuild | No | Yes |
| A property you bought last month and had not yet declared separately suffers storm damage | Provided that | Provided that |
| A shop window is broken during an attempted burglary at night | Provided that | No |
| A burst pipe floods a vacant office in the portfolio | No | No |
| The valuation of a listed property is five years old and building costs have risen since | Provided that | No |
A block clause and a running valuation schedule prevent a single property quietly falling outside the portfolio or below value.
