Rebuild value
- Not the market value
- Not the WOZ value (the Dutch property valuation)
- Guarantee against underinsurance
With a holiday home, the construction of the property and the park rules determine what you can insure and how rebuilding is done after a loss.

In structural terms a holiday home is rarely an ordinary house. Timber frame construction, a chalet of light construction or a bungalow standing close to the neighbours: an insurer assesses such a property on construction type, roof covering and the distance to neighbouring units, and only then on floor area.
On top of that, you often own the building but not the land beneath it. The park rules and your ground lease or tenancy agreement determine what you may rebuild after a total loss. That is precisely the question which drives the rebuild value you declare.
If you also want to arrange cover for your belongings, your liability towards guests and the letting, see the holiday home insurance. This page is solely about the building.
We compare your holiday home insurance across dozens of insurers, explain where the real differences lie, and arrange the switch from start to finish — without you having to chase it yourself.

This overview is general in nature and is not personal advice. What is actually covered, including exclusions, limits and the excess, is set out in the policy conditions and the insurance card (verzekeringskaart) of the insurer; you receive both before you take out cover. Insurers weigh these details differently. That is where your saving is.
We look at the terms as well as the premium, and stay your point of contact when there is a claim.
We are not tied to one insurer and compare on the basis of an objective analysis of several companies.
You call or email someone who knows your file. No menu options, no changing call centres.
We cancel your old policy and align the start date, so you are never a day without cover.
We report the claim and monitor how it is handled. In urgent cases you can reach us on the emergency line.
Customers rate our service on four aspects: personal service, service delivery, availability and the outcome. The reviews are collected and published by NH1816 and come from customers who have actually taken out a policy with Finass Advies B.V. or reported a claim.
Four points that make the difference between a policy that pays out and one that does not.
On a holiday park it is laid down how large a unit may be, what distance from the boundary applies and sometimes which architectural style is allowed. If your house burns down, you may not always rebuild the same thing. So discuss in advance whether the insurer applies the rebuild value or a market value arrangement where rebuilding on that plot is not permitted. Enclose the park rules and the plot agreement with your application.
A timber chalet or a thatched roof changes acceptance: some insurers set requirements for the chimney, the electrical installation or the distance to the neighbouring unit, and others decline the risk. Where houses on a park stand close together, the spread of fire counts heavily. Declare the construction type exactly, including timber cladding and an attached store.
A veranda, canopy, decking, outdoor store, hot tub and boundary fencing are subject on many policies to a sub-limit or covered only against fire, not against storm and break-in. Garden landscaping and planting are usually excluded, as are loose garden furniture items. If you want those things included, declare them separately with a description; proving after the event that there was decking there is difficult.
If you live in the property permanently or someone else is registered there, the reality differs from what you declared at the outset. Article 7:928 of the Dutch Civil Code obliges you to declare those facts; Article 7:930 DCC determines what happens to the payout if that was not done. If the use changes to living there or to letting, notify us in writing and keep the confirmation.
This is what people ask us most.
That depends on the park rules and the zoning plan, not on your policy. If rebuilding in the same form is not allowed, the question arises whether the insurer pays the rebuild value or applies a market value arrangement. Put that situation forward in advance and have it recorded which basis applies, so that you are not taken by surprise after a loss.
Yes, usually you can. You own the unit itself, even though the land belongs to the park owner. What matters is that the insurer knows it is a movable or lightly constructed unit and that the plot is rented or held on ground lease. That combination determines which form of policy and which basis of value fit.
Only if you declared it and the policy includes outbuildings and extensions. Many policies have a separate limit for canopies and boundary fencing, or cover them only against fire and not against storm. Planting, paving and loose garden furniture almost always stay outside the buildings cover; separate provision is needed for those.
This page is about the building: the structure, the outbuildings and the rebuild value. A holiday home insurance is a package that also covers the contents, your liability towards guests and the letting. If you do not let the property and keep hardly any belongings there, the buildings cover on its own is sufficient.
Every situation is different. For these situations we have a separate page.
