Finass Verzekert (AFM 12016589) advises and acts as an intermediary in non-life insurance. Financing property falls under a different licence category. This page therefore contains information and not an offer: no rates, no loan amounts and no advice on a form of finance.

Please note: borrowing money costs money. The heart of every comparison is the annual percentage rate (APR): it expresses interest and compulsory costs in one figure and thereby makes offers comparable. The monthly payment does not, because a longer term reduces the payment and in fact increases the total. With consumer and mortgage credit, every licence holder consults the BKR (the Dutch credit register) from 250 euros and a term of more than a month.

How to judge information yourself

Four checks you can carry out before doing business with a party.

Check the licence, not the website

Every party advising on or acting as intermediary in credit must appear in the AFM's public register. A quality mark, a logo or a low interest rate on the homepage says nothing about that. Search on the statutory name, not just the trade name.

Borrowing money: information

Compare on APR and total costs

Two quotations with the same monthly payment can differ by hundreds of euros in total. So always ask for the annual percentage rate and the total amount over the term, including arrangement and valuation fees. Without those two figures you are comparing apples with pears.

Be wary of an offer without a BKR check

With consumer and mortgage credit, consulting the BKR from 250 euros and a term of more than a month is standard practice among licence holders. A party advertising loans without a check generally operates outside supervision and offers you no protection whatsoever.

Read the insurance clause in the quotation

At the foot of virtually every finance quotation it states which insurance is required: buildings cover on rebuild value, with the financier as interested party. Arrange that before the deed is executed. If you do it afterwards, completion is delayed.

Why are there no interest rates or loan amounts here?

Because we hold no licence for credit and may therefore not present a credit offer. Rates, maximum amounts and the information prescribed by law come from the provider itself. Please note! Borrowing money costs money: compare offers on the annual percentage rate of charge.

Where can I find reliable information about property finance?

From licensed providers and advisers, and from the AFM's public register. Always ask for a services guide setting out how the party is paid and with how many lenders it works. That says more about independence than the text on the website.

What exactly does APR mean?

The annual percentage rate of charge expresses interest and compulsory additional costs as a percentage per year. That allows you to set offers with different terms and cost structures side by side. A lower monthly payment is no proof of a cheaper loan. Often it just means a longer term.

Which insurance goes with a financed property?

Generally buildings insurance on rebuild value with the financier as interested party. Where the property is let, the form of letting must appear on that policy, otherwise Article 7:928 of the Dutch Civil Code comes into play and the insurer can reduce payment under Article 7:930 DCC. Glass, loss of rent and liability are separate covers.
