In brief

Buildings insurance (opstalverzekering) for a let home has no fixed price. The premium follows from the rebuild value, adjusted for construction type, roof covering, year of construction, postcode area, type of letting, type of cover and excess. That is why we quote no figures: a price without your address, sum insured and type of letting means nothing. What is certain is that 21% insurance premium tax is charged on every general insurance premium, included in the amount on your policy schedule.

For let homes, the real difference lies in the conditions. Note the type of cover: many cheap quotations cover only fire, storm and explosion and leave out water and burglary damage. Look further at the vacancy period, at whether loss of rent and owner's interest are included and whether a guarantee against underinsurance applies. That guarantee is by no means always given on let properties.

One thing you cannot compare away: the details must be correct. A low premium based on a home you would occupy yourself is not a saving but a risk. The duty of disclosure under Article 7:928 of the Dutch Civil Code applies when you take out the policy, and Article 7:930 of the Dutch Civil Code allows the insurer to reduce or refuse payment if the details were not correct. Why the cheapest quotation is not always the best

Four points that determine what you really pay and what you get for it.

A lower premium comes from somewhere

Price differences between quotations almost always have an identifiable cause: a a more limited form of cover, a a higher excess, the absence of loss of rent cover or the absence of guarantee against underinsurance. So set the quotations side by side on these points and not just on the monthly amount. With let homes that matters more than with your own home, because you cannot deal with a claim on the spot yourself and the repairs affect your rental income.

Giving the correct details is not optional

The temptation not to report letting is understandable, because the premium is lower. The effect, however, is that you pay a premium for cover that does not work when you claim. Article 7:928 of the Dutch Civil Code requires full disclosure when you take out the policy; under Article 7:930 of the Dutch Civil Code the insurer can reduce payment proportionally or refuse it altogether if, knowing the facts, it would have accepted the property on different terms or not at all. So report letting, rooms let, vacancy and building work.

Note the vacancy period

A detail that is rarely visible in comparisons but counts immediately when letting: the period during which vacancy is allowed without consequences. Every home stands empty between two tenants, and with renovation or a sale it takes longer. Insurers usually limit cover during vacancy to fire, storm and explosion, and let it lapse beyond the stated period. Two quotations with the same premium can be far apart here.

Exclusions that appear in every quotation

Whatever you choose, these items remain outside cover: damage the tenant causes themselves and vandalism by occupants, deferred maintenance, wear, design and material faults, vacancy for longer than the term in the policy and damage caused by cannabis cultivation or other illegal use. Subsidence, vermin, mould and slowly acting damp also fall outside it, as do intent and recklessness under Article 7:952 of the Dutch Civil Code. A quotation that promises otherwise deserves closer inspection.

Why is there no premium figure on this page?

Because the premium is calculated for each property. The insurer works from your rebuild value and adjusts it for construction type, roof covering, year of construction, postcode, type of letting, type of cover and excess. Quoting an amount without those details would mislead you. A calculation for your address takes a few minutes and does give a usable answer.

Where can I really save without stripping out the cover?

Choose an excess you can carry yourself, pay annually rather than monthly and bring several properties together on one policy. Also check for double cover, for example glass insured both on the buildings policy and through a VvE. Cutting back on the sum insured is not a saving but deferred risk.

Can I switch part-way through the year?

With most buildings insurance policies you can cancel on any day after the first year, with one month's notice. Check this in your conditions and make sure the new policy starts the moment the old one ends. A day without cover is a real risk with a let property. We arrange the cancellation and the handover when you switch.

What is a guarantee against underinsurance worth when letting?

A great deal. Without that guarantee, the insurer pays proportionally less than your loss if the sum insured is too low. With let homes the guarantee is by no means always given, because the value is more often assessed at a distance. Check whether it appears in the quotation and on what conditions, for example the use of the insurer's rebuild value calculator.

Does my claims history count towards the premium?

Yes. Insurers ask about claims in recent years and take them into account for acceptance and rating. For a portfolio of let homes, they look at the total number of claims per number of properties. Report your claims history honestly; insurers can check it with one another, and incorrect details again engage the duty of disclosure under Article 7:928 of the Dutch Civil Code.
