What to look out for

Keep an up-to-date list of tenants

Insurers want to know what activities take place. An out-of-date list is a problem when you claim.

Set out restrictions in the tenancy agreement

Exclude fire-hazardous activities contractually if your policy assumes they do not occur. Otherwise you carry the risk of your tenant's choices.

Compartmentation between units

Fire-resisting separation between units limits damage to one tenant and noticeably lowers the premium.

Partial vacancy

Report vacant units. Where a substantial percentage is vacant, insurers adjust the conditions.

Why does the heaviest tenant count?

Because fire does not respect tenancy boundaries. Insurers assess the building on the riskiest activity carried out in it.

Do I have to report changes of tenant?

Yes, certainly where the activity changes. A new tenant with a different business can change the risk profile of the whole property.

What does compartmentation do to the premium?

It lowers it noticeably, because the maximum loss stays limited to one unit instead of the whole building.

What about vacant units?

Report them. Where vacancy is substantial, insurers restrict cover or set requirements for security and inspection.
