A storage business insures the building and its own business contents, but the key question is who insures the goods in storage: you or your client.

Four points that make the difference between a policy that pays out and one that does not.
Your business contents policy covers your own property. Customers' goods in storage call for a separate arrangement or liability cover.
The type of panel core and fire-resistant separations determine the premium more strongly than the value of the building.
Collisions with racking are the most common type of loss. Make sure liability cover and inspections are in order.
Your AVB covers employer's liability under Article 7:658 of the Dutch Civil Code, but excludes motor vehicles. It was precisely there that the Supreme Court, on 1 February 2008, recognised a separate liability based on good employment practice: an employer must arrange proper insurance for staff who take part in traffic as drivers for work. A WEGAS policy fills that gap.
A claim against your insurer becomes time-barred after three years under Article 7:942 of the Dutch Civil Code. With liability insurance that period starts to run as soon as you are held liable, not at the time of the incident. Any negotiation with the insurer or the injured party interrupts the period. So notify immediately, even if you dispute the claim.

You have to set that out in the contract. Your business contents policy does not cover them. A separate arrangement or liability cover is needed.
Because combustible panel cores let fire spread quickly. For industrial units that is the most important acceptance question.
Damage to your own racking falls under business contents; damage to third-party goods falls under liability.
Yes, considerably. Fire-resistant separations limit the size of a loss and reduce the premium.
Not on the AVB, which excludes motor vehicles, and not on the motor policy either. For that you need a WEGAS policy. The Supreme Court anchored that liability in the good employment practice requirement of Article 7:611 of the Dutch Civil Code.
The AVB covers damage to property and injury to people. The BAV covers pure financial loss: financial disadvantage caused by a mistake, without anything being broken or anyone being hurt. Anyone who both carries out work and gives advice needs both.
