In brief

The business contents of a physiotherapy practice consists of treatment couches, exercise equipment such as treadmills, cross trainers and cable stations, ultrasound and electrotherapy equipment, the reception desk and the fit-out of the waiting area. The goods item is small: tape, exercise materials and any aids you resell. The centre of gravity therefore lies with the fixed equipment, not with the stock.

A second item that is often underestimated here is tenant's improvements. Many practices rent a space in a health centre or sports complex and fitted it out themselves: treatment cubicles, partition walls, floor finishes, extra electrics and drainage. That does not fall under the owner's buildings policy and must appear separately on your policy. If the damage extends across several tenants, recovery from the owner of the building is a matter of Article 6:174 of the Dutch Civil Code.

Outside the cover remain: wear and tear of treadmill belts, cables, springs and bearings, faults or inherent defect of equipment without a separate section, clients' belongings in the changing room, and patient records and digital files. Loss of income when you are closed does not fall under this either; there is a business interruption insurance.

What does your premium depend on?

  • Value and age of the equipment. Exercise and treatment equipment with many running hours is assessed more strictly than new kit.
  • Extent of the tenant's improvements. The fit-out you had installed yourself is a separate item and counts in full.
  • Type of premises. An independent practice building, a health centre and a sports complex each present a different risk.
  • Water and installation risk. Showers, floors above the practice and the state of the pipework all weigh.
  • Access outside practice hours. Long opening hours and several keyholders mean extra requirements for the alarm and locking plan.
  • Cover away from the address and the excess. Including equipment on home visits or on location, and the level of the excess.

Where things go wrong in practice

Four points that make the difference between a policy that pays out and one that does not.

Wear and tear in the exercise room is not a loss

Treadmill motors, drive belts, cables and gas springs fail faster in a practice than in a living room, simply because of the number of running hours. That is precisely the damage that is excluded: wear and tear and inherent defect are not insured perils. Business contents insurance pays for fire, water, burglary and storm. For failure of the equipment itself, you take out machinery breakdown or electronics cover, or you fix maintenance with the supplier in a contract.

Tenant's improvements in a health centre

If you rent a space in a centre or sports complex, the owner insures the shell and not your fit-out. The cubicles, walls, floor, mirror wall and the extra installation you had put in are your interest. Put that on the policy as a separate item and update it after any alterations. Set out in the lease who insures the communal installations; otherwise argument arises after a leak.

Water is a bigger risk here than fire

There is no naked flame in a treatment room, but there are showers, washbasins and often a floor above or below. A burst pipe or an overflowing drain reaches the exercise room within minutes and equipment sits on the floor. Sudden leakage is covered; gradual seepage, rising damp and a slowly dripping joint are almost never covered.

What is not included

Clients' coats, bags and phones in the changing room are not your property and fall outside this policy. The same applies to patient records, exercise programmes and practice software: data is not property. Equipment you take to a home visit or to a sports club falls outside the insured address unless you expressly include it. Wear and tear and deferred maintenance remain excluded in all cases.

Is my equipment insured during a home visit?

Only if you have included cover away from the insured address. The standard cover ends at the practice door. If you also work at clients' homes or at a sports club, have that put on the policy, including the question of whether the kit is covered in the car in transit. Requirements about demonstrable forced entry usually apply there.

Who insures the treatment cubicles I had installed?

You do, through the tenant's improvements item. The building owner's buildings insurance covers the shell and not the fit-out a tenant installs. Walls, cubicles, floor finishes, mirror wall and extra installations therefore belong on your policy. Do not forget to increase that item after alterations, otherwise underinsurance arises and payment is proportionate.

My treadmill has broken down. Is that covered?

Not if the belt, the motor or the drive has worn out through use or fails of its own accord. That is inherent defect and falls outside the list of perils in business contents insurance. If the treadmill was damaged by fire, lightning, water or burglary, that is an insured event. For failure without an external cause, machinery breakdown cover is needed.

Are clients' belongings in the changing room covered?

No. Business insurance covers your own business assets. Clients' coats, bags, phones and jewellery are not. If you are held liable for taking insufficient care, that plays out on your liability insurance, where items in your care are usually excluded. So point out to clients that they should take valuables into the room with them.
