The business contents of a gym consist almost entirely of equipment: cardio machines with electronics and screens, weight stations, barbell racks, free weights, spin bikes and the mirror and rubber floor finishes. There is hardly any trading stock, at most a shelf of drinks and care products. As a result this insurance turns almost entirely on the business contents item and on the question of which events do and do not count as damage.
The pivot is the distinction between wear and tear and a sudden event. A treadmill whose motor gives up after years of use, a fraying cable or upholstery that tears is maintenance and not damage. Fire, water damage from a burst pipe and burglary with signs of forced entry are. The second pivot is the opening arrangement: many clubs are accessible unstaffed outside office hours with a pass or tag.
Never more than the actual loss is paid (Article 7:960 of the Dutch Civil Code). Structurally excluded remain wear and tear and deferred maintenance, members' belongings in the lockers, money from the till or vending machine, and damage caused by members themselves without forced entry. Unstaffed opening that you have not declared touches on Article 7:928 of the Dutch Civil Code and its consequences in Article 7:930 of the Dutch Civil Code.

Four points that make the difference between a policy that pays out and one that does not.
Machines in a club run for hours a day under varying loads. Cables fray, bearings run hot, treadmill motors and upholstery fail. Those items fall under wear and tear and deferred maintenance and are covered on no business contents policy. What does count is a sudden external event. Keep a maintenance and inspection log for each machine: where there is doubt, that determines whether a loss is treated as sudden or as worn out.
If your members train with a pass or tag outside staffed hours, the risk differs from a club with permanent supervision. Theft and vandalism then happen without signs of forced entry, and forced entry is precisely the condition for cover in most policies. So report the opening arrangement and the access system in advance. Insurers often set requirements here for camera surveillance, lighting and locking the room with the till and office.
A barbell set dropped on the floor, a weight station sinking through the screed or a mirror wall that breaks: the damage is then not to your own equipment but to the building. If you rent the space, the rubber floor, the partition wall or the mirror you had installed yourself is tenant's improvements and you declare it separately. Damage to the landlord's shell runs through the buildings insurance and your liability as a tenant.
Outside the cover remain the bags, phones and keys members put in a locker, the money in the till and vending machine, and wilful damage to equipment by visitors where no forced entry has been established. Injury to a member from a faulty machine does not belong here either: that is a matter for your public and employers' liability insurance, where the maintenance log is once again your most important document.

No. That is wear and tear and it falls outside the cover on every business contents policy, regardless of the age of the machine. What is insured is damage from a sudden external event, such as fire, water damage or burglary. Replacing parts that wear out through normal use belongs in your maintenance budget. A log for each machine helps to make that boundary demonstrable when you report a claim.
Only if you declared it in advance and the insurer accepted it on that basis. Standard conditions usually require signs of forced entry, and there are none if someone comes in with a valid pass. With unstaffed opening, insurers often set requirements for cameras, access records and locking the office and till separately. Without notification you risk cover lapsing.
No. What members bring with them is not your business contents. If something disappears from a locker, you would at most be approached as the liable party, and liability policies usually exclude items in your care, custody and control. State in your house rules who carries the risk and consider lockers with their own lock operated by the member.
That depends on who installed the floor. If you laid the rubber or synthetic floor yourself in rented premises, that is tenant's improvements and belongs on your own insurance, provided you declared it as such. If the floor was already part of the premises, it is the owner's buildings insurance. Individual impact damage from weights is often excluded.
