Treatment units · X-ray · delivery time
A dental practice insures few loose items and a great deal of built-in technology: units, extraction, compressor and X-ray equipment are fixed to the building, and that determines which policy they fall under.

In a dental practice the value sits in the treatment units with chair, water syringe set and lighting, in the X-ray equipment and any CBCT scanner, in the sterilisation room with autoclave and in the compressor and extraction plant. Goods are the filling materials, anaesthetics and consumables. That is a different kind of risk from a shop or a hospitality business: little volume, high value per unit and a lot of installed technology.
The first question is therefore one of classification. A unit anchored to the floor and connected to pipework, air and drainage is technically business contents but sits physically in the building. If you rent the practice space, what you had installed yourself is tenant's improvements and that must appear separately on the policy. The shell is the owner's concern and his buildings insurance.
Never more than the actual loss is paid (Article 7:960 of the Dutch Civil Code). Outside the cover remain patient records and X-ray images, work belonging to the dental laboratory, and wear and tear of turbines and handpieces. Report claims as soon as is reasonably possible. That is the obligation in Article 7:941 of the Dutch Civil Code and with water damage from a unit, acting quickly makes a considerable difference to the extent of the loss.
The structure of the cover in three parts, with an overview per situation below.
Machinery, equipment, furniture and fixed fittings.
Trading stock, raw materials and finished products.
What is excluded as standard.
What is covered
| Situation | Business contents | Goods |
|---|---|---|
| Fire and smoke damage | Yes | Yes |
| Burglary with signs of forced entry | Yes | Yes |
| Water damage from a burst pipe | Yes | Yes |
| Customers' property being worked on | No | No |
| Spoilage due to refrigeration failure | Sometimes | Sometimes |
| Wear and deferred maintenance | No | No |
This overview is general in nature and is not personal advice. What is actually covered, including exclusions, limits and the excess, is set out in the policy conditions and the insurance card (verzekeringskaart) of the insurer; you receive both before you take out cover. Taking out cover without advice? Then read what execution only means for you.
Four points that make the difference between a policy that pays out and one that does not.
Treatment units, extraction, compressor and the pipework to them are fixed to the structure. In premises you own you can insure them under business contents or under buildings. In rented premises they belong with the tenant's improvements. Anyone who skips that classification discovers when a loss occurs that two insurers point at each other. Record for each practice room who installed and paid for what, and have that reflected in the policy description.
A leaking joint in the unit, a burnt-out compressor or a blocked extraction causes damage in exactly the place where the most expensive equipment stands. Water damage from a pipe that suddenly bursts is covered; slow seepage you could have noticed, damp penetrating through walls and design faults are not. So check the connections periodically and record it. The duty to report a claim begins at the moment you could reasonably have known of the leak.
In a fire or a ransomware attack on your practice software, the problem is not the server but what is on it. Business contents insurance pays for the hardware. The costs of reconstructing patient records, X-ray images and intraoral scans fall outside. Cyber or data cover is needed for that. Do not forget that on loss of patient data you also have a notification duty under the GDPR, regardless of what the insurer pays.
Outside the cover remain crowns, bridges and dentures belonging to patients that are being worked on by you or by the laboratory: those are third-party property in your care, custody and control. Wear and tear of turbines, handpieces and burs, inherent defect of equipment, and money in the practice till are also excluded. If you cannot treat patients because a unit has failed, that loss of turnover is a matter for additional costs or business interruption insurance.
Insurers weigh these details differently. That is where your saving is.
Customers rate our service on four aspects: personal service, service delivery, availability and the outcome. The reviews are collected and published by NH1816 and come from customers who have actually taken out a policy with Finass Advies B.V. or reported a claim.
This is what people ask us most.
That depends on ownership. In premises you own you may insure the units as business contents or as part of the buildings, as long as they appear somewhere. If you rent the space, the unit with its associated pipework and extraction is tenant's improvements and must appear separately on your policy. Without that entry your insurer points at the owner and the owner points at you.
Business contents insurance pays for the damaged unit itself, provided the cause is covered. Not for the treatments you cannot carry out in the meantime. Additional costs insurance is intended for the extra cost of a temporary solution, such as hiring equipment or moving to another practice. Loss of turnover itself falls under business interruption insurance with a period matching the delivery times.
No. The insurance covers physical property: the server, the computers, the equipment. The data on them is not business contents, so the costs of recovering or reconstructing records and images fall outside. Cyber or data cover is needed for that. Also keep a back-up away from the practice; in a fire a back-up in the same room burns with it.
Not on business contents insurance. A crown or denture being worked on is not the property of your practice but somebody else's property in your care, custody and control. Liability policies usually exclude items in your care. If you want to cover this risk, a separate third-party property section is needed, with a limit matching what is on the premises on a busy day.
