The choice follows from the structure and the crop, not from the name on the policy. With glass, the conversation shifts from fire to the weather. Hail shatters panes across a whole bay at once, and wet snow loads a roof that was not built for it. Insurers therefore set requirements as to the year of construction, the spacing of the glazing bars, the covering material and the presence of a heating or de-icing system. Individual breakage from a stone or an accident belongs more to glass insurance; large-scale weather damage belongs here.

What is not in it often determines the outcome. Gradual corrosion of the structure, ageing of the covering material and a fault in the original design fall under inherent defect and are excluded. Failure of the climate control or heating system is a machinery breakdown insurance. If growing stops because the greenhouse is open to the elements, that loss comes from agricultural business interruption insurance.

What to look out for

Four provisions that weigh more heavily in a greenhouse claim than the description of cover.

Hail and snow load have a regime of their own

These two events are often in a separate section with their own excess, sometimes expressed per square metre or per bay. On older greenhouses snow load is regularly excludedaltogether, or accepted only where working heating keeps the roof free of snow. So do not read whether storm is covered, but on what conditions hail and snow are.

Inherent defect and deferred maintenance

Rusting gutters, sunken footings, worn glazing seals and a roof at the end of its life lead to damage that is neither sudden nor unforeseen. That is not an insured event. Damage arising during conversion, renovation or replacement of the roof stays outside as well. A construction or erection all risks insurance is the right instrument for that.

Clearing up, broken glass and asbestos

After a major hailstorm there is glass in the soil, in the crop gutters and on the surrounding land. Clearance costs are a separate section, usually subject to a limit, and remediation of asbestos-containing parts of older structures often falls outside it. Ask how those two items are dealt with, because on a greenhouse they run high in relation to the rebuilding itself.

Installations and energy plant must be declared

A combined heat and power unit, a CO2 dosing system, a heat storage tank, assimilation lighting or solar panels on the roof change both the fire risk and the value. Article 7:928 of the Dutch Civil Code requires you to declare those details correctly, and Article 7:930 of the Dutch Civil Code determines what remains at claim stage if you have not. The same applies if you let part of the greenhouse or allow a third party to use it.

What does your premium depend on?

  • Area and year of construction: a modern Venlo greenhouse is weighed differently from an old wide-span house
  • Covering material: single glass, toughened glass, diffuse glass or plastic
  • Type of crop: vegetables, flowers or propagation material
  • Installations present: heating, lighting, CHP and energy storage
  • Sections chosen: with or without hail and snow load cover
  • Excess: for weather damage often per event and per bay

Is hail damage included as standard?

Not as a matter of course. On glasshouse structures hail is such a defining risk that insurers offer it as a separate section, with its own premium and its own excess. On older greenhouses acceptance can depend on the year of construction and the state of maintenance. Check whether hail is named in so many words on the policy schedule; general storm cover does not automatically include it.

Does the policy also pay for the crop that is lost?

No. Greenhouse insurance concerns the structure and the glazing. A crop that freezes or dries out because the greenhouse is damaged falls under crop cover, with its own conditions and its own basis of value founded on production costs. Without that second section you are left after a hailstorm with a rebuilt greenhouse and a lost crop, so have both drawn up together.

How is the damage to the greenhouse assessed?

The starting point is the rebuild value of the damaged part, with a deduction if the greenhouse was already at the end of its life. On a very old greenhouse the insurer may work from market value. Article 7:960 of the Dutch Civil Code underlies this: the payment must not put you in a clearly better position than you would have been in without the loss. Have the value established in advance for that reason.

What should I do immediately after storm damage?

Report the loss as soon as reasonably possible; Article 7:941 of the Dutch Civil Code requires it and late notification can prejudice the insurer. First photograph the overall picture and the individual bays, then cover the structure to limit further damage and keep the material you replace. Do not carry out permanent repairs before the loss adjuster has established the extent.
