In brief

Glass insurance pays for replacing broken panes in your premises, whatever the cause: a stone, a vehicle, storm or your own doing. Usually the emergency repairs is covered as well: closing the opening temporarily until new glass is in place.

The first question is not which policy you need but who insures the glass. In many leases that is the tenant, in others the landlord. If it is not stated, there is a real chance that nobody has arranged it and that you only find out when the pane is out.

Also note exactly what is included. As standard this means panes serving to admit light. Mirrors, glass doors, display cabinets, shower screens and facade cladding are not automatically included.

Where things go wrong in practice

Four points that make the difference between a policy that pays out and one that does not.

Look at your lease first

Most disputes about glass are not about the cover but about who should have arranged it. Standard leases place glass sometimes with the tenant and sometimes with the landlord. Check that before you take out anything; insuring twice costs money and not insuring at all costs more.

The response time is the real product

When a shop window is smashed, the question is not what the glass costs but how quickly the opening is closed. Ask about the guaranteed response time for emergency boarding and whether it applies at night and at weekends as well. For a shop, a day closed costs more than the pane.

Worked glass costs many times as much

Toughened glass, laminated glass, curved glass, fire-resisting glass and panes with film or lettering are considerably more expensive and sometimes not covered as standard. Declare special glazing separately with its actual replacement cost; otherwise you are paid for standard glass.

What is not included

Scratches, condensation between double glazing without breakage, and damage caused by an installation error are not glass breakage within the meaning of the policy. Glass that breaks during conversion work or while being moved is usually outside it too; report such works in advance.

Who insures the glass: the tenant or the landlord?

That is set out in the lease and it differs from one contract to another. Check it before you take anything out. It is the most common cause of being insured twice or not at all.

Is double glazing covered as well?

Yes, for breakage. Condensation between the panes without breakage is not glass damage but a defect in the unit, and it falls outside the cover.

Are mirrors and display cabinets included?

Not as standard. The basic cover concerns panes serving to admit light. Mirrors, display cabinets and shower screens have to be applied for separately.

How quickly is the glass replaced?

That varies considerably between insurers. Ask about the guaranteed response time for emergency boarding and whether it applies outside office hours. For a shop or restaurant that matters more than the premium.

Is lettering on the pane included?

Often only if you declare it separately. On a large shop window with film or signage that amount adds up considerably.

What if the glass breaks during conversion work?

That is usually excluded. Report the works in advance. Some insurers then offer a temporary extension.
