We compare several insurers objectively and place a home with Klaverblad when that fits your situation. The choice follows from what cover is needed: the year of construction, the structure, the roof covering, the location and above all the use of the home. For an owner-occupied home of standard construction this is one of the providers we include as a matter of course; if the property differs from that, a specialist company is often the more obvious choice.
The cover pays for physical damage to the building: fire, explosion, lightning strike, storm, burglary damage and water from pipes and installations, including tracing and repairing the pipe itself. The heart of the assessment lies not in that list, but in the rebuild value on the policy schedule. The use must match the application
Home cover assumes permanent owner occupation. Letting rooms, letting to third parties, a practice at home or lengthy vacancy do not fall under it and call for a different policy or a separate clause. If you do not report the change, the insurer can rely on Articles 7:928 and 7:930 of the Dutch Civil Code.
The type of construction and roof covering determine acceptance
A home with a thatched roof, a largely timber structure or a listed status is not accepted by every company, or only with prevention clauses and a higher excess. Have this assessed before you apply, so that you do not end up with a refusal in your insurance history.
Standard exclusions
Outside the cover are damage to foundations and subsidence, gradual effects of damp and corrosion, damage caused by vermin, construction and design faults, earthquake and flooding from primary flood defences. Wear and tear and deferred maintenance are also excluded; those fall under normal owner's maintenance.
Look at extensions and installations separately
Solar panels, a heat pump, a charging point and a free-standing garden house are not automatically included in the sum insured. Is Finass tied to Klaverblad?
No. We act as a broker for the products of more than thirty companies and are tied to none of them. Which insurer it becomes follows from your property and the cover you want. For a standard owner-occupied home this company is often within the comparison; for an unusual property a specialist provider may be a better fit.
What happens if I refurbish?
Report the work in advance. During the work the risk changes and afterwards the rebuild value changes. An extension or roof addition that has not been reported can lead on a later claim to underinsurance and to reliance on the duty of disclosure under Articles 7:928 and 7:930 DCC. A short notification is usually enough.
Does the policy cover damage to my garden?
Planting, paving and boundary fencing are usually included up to a fixed maximum and only for a limited list of events, such as fire, lightning strike and impact by a vehicle. Storm damage to planting is usually excluded. Check that sub-limit if you have invested a lot in the garden; it is separate from the sum insured for the house.
Can I switch without losing cover?
Yes, provided the new policy has been accepted before the old one ends. Never cancel before you have acceptance in writing. On your application you must state truthfully whether an insurer has previously cancelled or refused a policy; failing to disclose that is one of the most common reasons why a claim is rejected later.
