The starting point is the contents value: what it costs to buy again everything that stands loose in the house. Almost everyone estimates that too low, because clothing, the contents of the kitchen, books and tools do not come to mind. If you complete a contents value calculator fully and truthfully, many insurers give a guarantee against underinsurance. Without that supporting evidence a claim is reduced proportionately if the actual value turns out to be higher.
The second point is the boundary with the buildings. Everything permanently fixed to the property belongs to the buildings: the kitchen, the bathroom, the central heating system and a glued-down floor. What you can take with you without causing damage is contents. In a rented home it is different: what you installed yourself falls under tenant's improvements and has to be insured separately. What to look out for
Four points that determine how much is actually paid out after a burglary or fire.
Sub-limits for the expensive items
On an ordinary contents policy, jewellery, watches, collections, musical instruments, cameras and cash are subject to a a maximum per category. If your jewellery is worth more than that, the excess amount is not insured, even if the total contents sum is more than adequate. For those items there is a valuables insurance, which also continues away from home.
Theft away from home and from outbuildings
Contents in a shed, garage or storeroom are covered more narrowly than contents in the house, and garden furniture or a bicycle that disappears from the grounds is often only covered if there are signs of forced entry . Theft from a car is generally excluded or tied to a low maximum. Keep proofs of purchase and photographs; after a theft you have to make it plausible what was there.
What is not included
Excluded are wear, age and inherent defect, the gradual effect of damp, mould and vermin, and loss where there is no theft. Water from groundwater, sewage or flooding from a primary flood defence also stays outside the cover. And for damage caused deliberately the exclusion in Article 7:952 of the Dutch Civil Code.
Moving house, unoccupied property and long absences
When you move house the cover usually moves with you to the new address, but only if you notify the change of address in good time. If you put the contents into storage for a while, that is a different situation from living there and is often covered only to a limited extent. A property standing empty for a long period, or letting rooms, also has to be reported; those are circumstances to which Articles 7:928 and 7:930 of the Dutch Civil Code apply.
What does your premium depend on?
- Contents value — the basis for the premium and the payout
- Postcode — the burglary risk differs greatly from area to area
- Construction type and roof covering — brick with hard roofing, or unusual construction
- Type of cover chosen — extended or comprehensive
- Prevention — locks and fittings, smoke alarms and an alarm system
- Excess and claims history — and the number of previous claims

With comprehensive cover the cause of the damage is largely irrelevant; with extended cover that cause is precisely what decides the matter.

How do I establish the contents value?
Walk through the house room by room and add up what it would cost to buy everything new, including clothing, the contents of the kitchen, tools and things in the shed. A contents value calculator helps with that and, if completed correctly, gives you the right to a guarantee against underinsurance. Repeat the calculation after building work, a birth or a major purchase, because the value rises faster than you expect.
Is my bicycle insured away from home?
On a contents policy usually not, or only up to a low amount, and often only for theft from a locked space. For an electric bike or an expensive racing bike, separate bicycle cover is generally the better route. Also look at the lock the policy conditions prescribe; without an approved lock and without handing in the keys, nothing is often paid.
What counts as contents and what as buildings?
As a rule of thumb: what you take with you when you move is contents, what stays behind is buildings. A free-standing cupboard is contents, a fitted kitchen belongs to the buildings. Sun blinds, fences and a fixed floor also belong to the buildings. In a rented home, what you installed yourself falls under tenant's improvements; have that expressly included.
I have no proofs of purchase after a burglary. What now?
The insurer may ask you to make it plausible what was stolen. Receipts, bank statements, photographs of the room, guarantee certificates and even old insurance declarations all help. Report it to the police in any event and ask for the police report number. Report the loss to your insurer quickly too: Article 7:941 of the Dutch Civil Code requires that, and a late report makes it harder to investigate what happened.
