In brief
A business contents and goods insurance pays for material damage to your business assets and your stock through fire, explosion, lightning strike, storm, water, burglary and impact. Finass arranges cover through providers including De Goudse, a company used mainly for SME packages in which business contents, building, liability and business interruption run in one contract. We compare that objectively with the offering of several insurers; which company it becomes follows from your cover requirements and not the other way round.
The distinction that makes the most financial difference on this policy lies in the basis of valuation. Business contents are paid at replacement value as new, as long as the market value has not fallen below a proportion of the new value stated in the conditions. If it has, or if the item has been taken out of use, the market value applies. Trading goods, by contrast, are settled at purchase or cost price plus the costs you have already put into them. The sales margin you lose is not included. That belongs on a business interruption insurance.
A number of items fall outside as standard and call for a separate solution: cash and negotiable documents (see the money insurance), windows and mirror glass (the glass insurance), motor vehicles and trailers, and third-party property you have not declared separately. Damage specific to electronics such as an internal fault also falls outside the business contents cover and belongs on an electronics insurance.

Four points that lead to more discussion on this policy than the premium.
Two bases of value on one policy
For the business contents item the insurer works with what it costs to buy the same again. For the goods item with what it cost you to bring it in. Anyone who values their stock at sale value is therefore insuring an amount that will not be paid out as such after a loss, while premium has been paid on it. So put both items separately on the application.
Inherent defect, wear and gradual effects
Damage arising from within is excluded: inherent defect, design faults, wear and tear and normal use. The same applies to gradually acting influences such as damp, rust, mould, discolouration and vermin. If a machine breaks down mechanically or electrically, that is a matter for machinery breakdown insurance and not for this policy.
Theft calls for signs of forced entry
Without demonstrable break-in damage to the premises, theft is usually not paid for. Disappearance without traces, embezzlement and theft by your own staff fall outside. The policy may also set requirements for locks, roller shutters, alarm class and alarm response; if these are not met at the moment of the burglary, the right to payment for that loss lapses.
What carries on after the loss
Rent, salaries and subscriptions continue while you are closed. That standstill does not fall under the business contents cover, but under a business interruption insurance or a additional costs insurance. Your own investments in rented premises, such as walls, floors or a frontage, also call for a separate section tenant's improvements.
What does your premium depend on?
- Sum insured for business contents: replacement value as new of all business assets
- Sum insured for goods: average and maximum stock at cost price
- Nature of the work: processes involving fire or flammable substances weigh heavily
- Construction type and use of the building: brick, timber or thatch, and who else is in the building
- Prevention: firefighting equipment, alarm class and inspection of the electrics
- Type of cover and excess: fire and storm only or extended perils

Frequently asked questions
This is what people ask us most.
Will my stock be paid for at the price I sell it for?
No. Payment is based on what the goods cost you, plus the costs you have already put into them. The profit you would have made on that batch falls under lost gross profit and therefore under business interruption insurance. Article 7:960 of the Dutch Civil Code does not allow a loss to leave you in a better position.
Are customers' belongings held at my premises included?
Only if you declared them on application and the policy has an item for them. Third-party property in your care for processing, repair or storage is excluded as standard, and on the public and employers' liability insurance the care, custody and control exclusion applies to it. Ask for a separate item or for care, custody and control cover, with a realistic maximum.
What happens if the sum insured turns out to be too low?
Then there is underinsurance and the loss is settled proportionately: with a shortfall of a third you receive a third less, even for a small claim. Update the inventory list annually. If you provided incorrect details on application, Articles 7:928 and 7:930 of the Dutch Civil Code on the duty of disclosure also come into play.
Do I have to report building work or a move?
Yes. Building work, a new activity, a second branch or a long period of vacancy changes the risk the insurer accepted. Report it in advance, and the cover can be adjusted or extended. During the building work itself, the contractor's work is a matter for construction all risks (CAR) insurance; your business contents and stock remain on this policy.
