In brief

The cover consists of two sections that are valued separately. Business contents is everything you use to work with: machinery, tools, tills, refrigeration, furniture and equipment, usually at replacement value as new. Goods is what you sell or process: trading stock, raw materials and semi-finished goods, valued at cost price. Anyone who combines both sums into one amount almost always falls short when a loss occurs.

With this product, underinsurance is the most common reason a payment disappoints. Insurers may reduce the payment proportionately if the actual value turns out to be higher than the sum insured; at the same time the indemnity principle in Article 7:960 of the Dutch Civil Code means you may not end up better off. With stock that fluctuates sharply by season, a peak stock arrangement is therefore not a luxury.

This is also a named perils policy. Fire, explosion, storm, burglary and water damage are covered; anything outside that is not, unless you opt for a wider variant. We set the lists of perils side by side and make sure they fit with your business interruption insurance and glass insurance.

What does your premium depend on?

  • Sum insured for business contents. The replacement value of machinery, equipment and fittings forms the basis of the first section.
  • Sum insured for goods. The average stock value and the level of seasonal peaks are assessed and rated separately.
  • Construction type and compartmentation. Brick with a hard roof covering is assessed differently from timber, thatch or a building with timber upper floors.
  • Nature of the stock. Flammable or theft-prone goods such as electronics and drink weigh more heavily than bulk materials.
  • Burglary and fire prevention. Security class, alarm response, firefighting equipment and an inspection of the electrical installation all count.
  • Adjoining properties and location. Anyone next door to a catering business or to storage of flammable substances carries the neighbour's risk as well.

Insurers weigh these details differently. That is where your saving is.

Where things go wrong in practice

Four points that make the difference between a policy that pays out and one that does not.

Replacement value as new does not apply without limit

Business contents are in principle paid at replacement value as new, but many conditions switch to market value as soon as an item has fallen sharply in value, is no longer in use or is intended for sale. With older machinery or a workshop fitted out second-hand, that makes a considerable difference. We go through your inventory list and mark which items are likely to be settled at market value, so that expectations are correct from the outset.

Third-party property and tenant's improvements

Customers' goods with you for repair, processing or on consignment are not your own business contents. A separate section is needed for those, with a limit that fits a busy day. The same applies to your tenant's improvements: fixed alterations you have made yourself in rented premises do not fall under the owner's buildings policy and otherwise fall between two stools.

Security clauses are strict conditions

Almost every business contents policy carries warranty and prevention clauses: a burglary resistance class, a locking plan, a roller shutter, alarm response, or a requirement that stock is locked away outside opening hours. If such a clause is not complied with, the insurer can refuse payment after a burglary. What you declare on the application about security and business activities also falls under the duty of disclosure in Article 7:928 of the Dutch Civil Code.

What falls outside the cover

Excluded are damage from gradual causes such as damp, mould or water penetrating through walls, wear and tear and inherent defect of an item, and theft without signs of forced entry. Vermin, groundwater and flooding from a primary flood defence also fall outside. Spoilage of refrigerated stock is only covered with a refrigeration clause, and the turnover you lose while closed belongs on business interruption insurance.

How do I avoid underinsurance?

By keeping the inventory list and the stock records up to date and adjusting the sums each year. For larger interests a valuation by an expert is possible. The insurer then accepts that value for an agreed period, so that the proportionality rule no longer applies when a loss occurs. We will tell you when a valuation is worth the effort.

Is my stock in external storage covered as well?

Only if that address is on the policy. The cover is tied to the location: goods in a rented unit, in storage with a third party or in a van fall outside the description of the insured risk. If you work with changing storage locations, we arrange a separate section or cover at several addresses.

My stock is much higher around the holidays. What then?

You solve that with a peak stock or fluctuation arrangement. You agree in advance that the sum insured is higher in certain weeks, or that an overrun up to an agreed limit is included. Without such an agreement, a claim in December is settled on the sum stated in the policy.

Do glass and cash have to be insured separately?

Yes. Breakage of shop windows, doors and frontages belongs on a glass insurance, and cash and securities fall under money and valuables insurance. Both are excluded as standard on a business contents and goods policy, or included up to a low limit. We check which limits appear in your proposal before you sign.
