In brief
De Goudse is one of the companies Finass works with for smaller and medium-sized businesses. We are independent and compare several insurers on conditions and price. This cover comes into play as soon as your business is wholly or partly at a standstill through damage to the building, the contents or the stock. Do not think only of fire: water damage from a burst pipe, storm damage to the roof and the consequences of a burglary can shut a shop or workshop down for weeks just as easily.
When applying, business owners often reckon only with the profit they miss and forget the costs that simply run on: rent and service charges, lease instalments on machinery and company vehicles, subscriptions and licences, insurance premiums, and the pay of the people you do not want to lose. Those items are exactly what makes the difference between carrying on and stopping. Include them in the annual output insured, because a declaration that is too low leads to a proportionate reduction when a loss occurs.
What this policy does not do is protect your personal income. If you as the owner are unable to work through illness or an accident while your premises are undamaged, there is no material damage and therefore no cover. There is disability insurance (AOV) for that. Continued payment of wages during staff sickness runs through sickness absence insurance. Four points that most often lead to an unpleasant surprise at smaller businesses.
The weeks after reopening count too
A shop or hospitality business does not run at its old level straight after refurbishment; customers have to come back. That run-up period falls within the indemnity period, provided it has been set long enough. With a period that runs exactly in step with the repair time, the payment stops on the day you open the door again, while your turnover is not yet back.
A partial standstill is a loss too
You do not have to be closed completely. If damage to one machine or to part of the premises means you can carry out only half your work, the loss on that part is covered. Do record what you were still able to do. The loss adjuster compares your actual result with the result you would have achieved without the damage.
Glass, electronics and equipment
A broken shop window or a till system out of action can bring a business to a standstill without any fire. There are separate covers for those causes, such as glass insurance and a electronics insurance. Check that the business interruption section connects to those events, because otherwise you have the window repaired but no cover for the turnover.
What falls outside the cover
There is no cover for a failure in the public electricity, gas or water network, for closure by order of the authorities without damage to your own property, for penalties and damages payable to customers for late delivery and for damage caused by deferred maintenance. Digital interruption and ransomware belong on cyber insurance.
What does your premium depend on?
- Annual yield insured: turnover minus the costs that fall away during a standstill
- Indemnity period: usually twelve months or longer
- Type of business: shop, workshop, practice or office
- Premises and neighbours: a business in a shopping street shares the fire risk
- Prevention and security: fire detection, firefighting equipment and burglary resistance
- Scope for carrying on elsewhere: shortens the standstill and lowers the premium

Without material damage to your own property this policy does not come into play, however real the loss of turnover is.
Frequently asked questions
This is what people ask us most.
I work from home. Do I need this?
That depends on how dependent you are on that space and that equipment. An adviser with a laptop carries on elsewhere after a fire. A pedicurist, hairdresser or garden contractor with storage does not. Note as well that a private home and contents policy often excludes business property, which would leave you without cover for both the equipment and the turnover.
My business is closed because the street is shut off. Is that covered?
Only where the policy contains an extension for obstructed access and there is damage in the immediate vicinity, such as a fire next door. Roadworks, an event or a building pit give no cover, however sharply your turnover falls. Apply for this extension expressly if you live off passing trade.
How does this compare with additional costs insurance?
This policy compensates for the loss of your result. Separate additional costs insurance pays instead for the costs you incur to keep going despite the damage, such as temporary space or hired equipment. For an organisation whose income runs on, the latter is the right choice; many business owners benefit from a combination.
Do I have to limit the loss myself?
Yes. You are under a duty to take reasonable measures to reduce the loss, for example by working elsewhere temporarily or hiring equipment. Those costs are paid in so far as they actually reduce your loss. Report the loss to your adviser immediately as well. The duty to notify under Article 7:941 of the Dutch Civil Code starts to run at the moment you know of the incident.
