Home contents insurance covers everything that is not permanently fixed to the property: furniture, equipment, clothing, books and the contents of your garden. With this policy the sum insured is the heart of the matter. If it is set too low, every claim is met with a proportionate reduction for underinsurance, even a small fire. Article 7:960 of the Dutch Civil Code also provides that you never receive more than your actual loss.
With an exclusive interior a standard contents value calculator no longer works. Handmade furniture, audio and visual equipment, a wine cellar, rugs and design pieces do not fit the categories of such a calculator. We therefore have the amount supported by an inventory or a valuation, and where possible agree that the insurer will not rely on underinsurance as long as that documentation is up to date.
Watch the sub-limits as well. Within a home contents policy, jewellery, watches, art and collections each have a maximum per event. If what you own is worth more than that, it belongs on a separate exclusive valuables insurance. For the building itself, the buildings insurance.

A home contents policy has sub-limits: for jewellery, audiovisual equipment and collections a lower limit applies than for the rest of the contents. If your items exceed that, you insure them separately on a valuables policy, usually on the basis of a valuation (7:960 DCC). Underinsurance leads to a proportionately lower payout.

Four points that make the difference between a policy that pays out and one that does not.
If your contents are insured for a fraction of their actual value, every claim is paid in exactly that same proportion, including water damage in a single room or a stolen television. That is not a penalty but arithmetic. The way out is a properly supported sum insured with a guarantee against underinsurance. That guarantee lapses as soon as the documentation is out of date, so update it after building work or a major purchase.
Within the home contents policy a maximum amount per event applies to jewellery, art, collections and sometimes audiovisual equipment. In a burglary in which the whole jewellery drawer disappears, that maximum is the ceiling, however high your total sum insured. Look these limits up in the policy conditions and add up what you actually have at home. Anything above that you insure separately and with its own valuation.
Fittings you have installed yourself, such as a kitchen, bathroom or fitted wall of cupboards in a rented property, count as tenant's improvements and are not automatically part of the contents. Garden furniture, planting and outdoor lighting have their own limits and, apart from storm and fire, are often covered only to a limited extent. Belongings in a shed, lock-up garage or storeroom are usually subject to a lower maximum. Go through your home room by room to see where your possessions are and which section they fall under.
Gradually acting influences are outside the cover: damp slowly rising, mould, discolouration from sunlight and woodworm. Wear, inherent defect and design faults are not a sudden event. Damage by vermin, and damage to items during repair or treatment, is excluded. Flooding from primary flood defences is outside almost every policy, and intent and recklessness fall away under Article 7:952 of the Dutch Civil Code.

Not with a standard contents value calculator, because that works with average interiors. Have an inventory or valuation drawn up in which furniture, equipment, rugs, wine and other furnishings are documented category by category. On that basis a guarantee against underinsurance can be given. Update the documentation after building work or a major purchase, otherwise the guarantee lapses without your noticing.
Only up to the sub-limit set out in the policy conditions. That maximum applies per event and is independent of the level of your total sum insured. If you own more than that maximum, the sensible route is a separate valuables policy with each item valued, which also gives worldwide cover instead of cover at the property only.
Only to a limited extent. For belongings you take with you temporarily, or that are kept in a shed, lock-up garage or external storage, lower maximums and sometimes stricter conditions apply than indoors. Cover away from home is often tied to theft after forced entry and not to loss. If you regularly take items out with you, a valuables insurance is the better route.
Replacement value as new is the amount needed to buy an equivalent new item. Many policies switch to market value once an item reaches a certain age or is no longer used for its original purpose. For antiques, art and rare furniture, replacement value as new does not work, because no replacement new item exists; there, valuation is the way to go.
