Glass insurance is all-risks cover for breakage: in principle it makes no difference whether the pane is broken by a stone, a storm, an unlucky movement or vandalism. What is insured is usually the glass serving to admit light in the windows, doors, frontages and roof lights of the building, including the glass in common areas. The payment consists of replacement with glass of the same type and thickness, plus the cost of fitting and often emergency boarding.
With investment property the first question is who insures the glass. In a lease, glass is sometimes placed with the tenant and sometimes with the landlord. If it is not clearly dealt with, a dispute arises after a loss. For a VvE the glass in the common facade usually belongs on the association's policy, while internal glazing behind the front door is private. What falls where follows from the deed of division and the regulations (Article 5:112 of the Dutch Civil Code).
Glass cover often appears as a section on the buildings insurance, but it can also be taken out separately. The latter is usual for large areas of glass, shop frontages or buildings with frequent changes of tenant.
The cover revolves around the glass that admits light, the cost of replacing it and the temporary provision until that has been done.

Four points that often cause disputes with let and mixed-use property.
In many commercial leases the glass cover is placed with the tenant, while in residential lettings it more often sits with the landlord. If it is not dealt with, or the tenant's policy lapses without your noticing, you are left with the bill after a breakage. Set out in the lease who insures it and ask periodically for evidence of cover. A change of tenant is the moment to check it again.
Standard conditions assume ordinary flat glass. Shop frontages, full-height glazing, laminated or toughened safety glass and glass that can only be fitted with a crane cost many times as much to replace. Some policies apply a maximum amount per panefor that. For leaded glass the rule is that it is usually only paid on the basis of the value of ordinary flat glass, unless it is insured separately.
The cover does not include, among other things: breakage during building work, installation or transport of the glass; glass in premises that have stood is unoccupied for longer than the period stated in the policy, or that are squatted; scratches, minor damage and staining without breakage; and intent or wilful recklessness of the insured, excluded under Article 7:952 of the Dutch Civil Code. Glass in greenhouses, glass in furniture, mirrors in private parts and free-standing structures are usually not covered either, nor is consequential loss such as lost rent or loss of turnover through the temporary closure.
Vacancy and conversion work are the two situations in which most glass damage arises and in which cover is most often restricted. Both count as a change in risk that you must report. If you do not, the insurer can rely on the duty of disclosure under Article 7:928 of the Dutch Civil Code and reduce or refuse the payout under Article 7:930 of the Dutch Civil Code. Report a breakage immediately as well; Article 7:941 of the Dutch Civil Code requires prompt notification and mitigation of the loss.
Insurers weigh these details differently. That is where your saving is.

Often it is, as a separate section you can switch on or off. Check whether it covers all glazing or only glass broken by a covered peril such as storm or fire. A full glass section covers breakage whatever the cause. With large areas of glass, a separate glass policy can be cheaper or wider.
The glass in the common facade normally falls under the owners' association's insurance. Glass within the private part, such as an internal door or a partition, is for the owner themselves. The deed of division and the regulations determine the line, and it is not the same in every complex. Look at both documents before you report a claim.
That varies. Where the insulating effect is lost through failure of the unit, without any breakage, some policies cover it and others do not. Where cover exists, a period after installation or a deduction for age often applies. Ask about this explicitly for a recently refurbished building with a lot of glass.
Always report this. Where vacancy exceeds a period stated in the policy, glass cover often lapses or is restricted to damage by fire and storm. Insurers then usually impose conditions such as periodic inspection and boarding up vulnerable frontages. Without notification you risk the insurer relying on the changed risk situation.
No. Glass insurance pays for the glass, the fitting and usually emergency boarding. Lost rent, the tenant's loss of turnover or the cost of temporary closure fall outside it. That consequential loss belongs with loss of rent cover on the buildings insurance or with the tenant's business interruption insurance.
