The buildings cover is about everything fixed to the home: foundations, walls, roof, central heating system, kitchen and sanitary ware. The contents cover is about the rest. You insure the building on rebuild value, the contents on replacement value as new. Glass breakage, garden landscaping, solar panels and belongings away from the home are not automatically included, but can be added to most packages.
As the owner you also carry a strict liability for the building. If a roof tile or a facade panel falls down and someone is injured, you are liable under Article 6:174 of the Dutch Civil Code, even without any fault on your part. That damage to third parties runs not through the home insurance but through your liability insurance.
Structurally outside the cover remain damage from deferred maintenance, persistent damp and groundwater entering through the floor or a cellar wall, construction faults, vermin and mould, and damage arising during a refurbishment the insurer did not know about.

Four points that make the difference between a policy that pays out and one that does not.
The building is insured on rebuild value: what it costs to build the same house again on the same spot. If that amount is set too low, the insurer pays proportionately, even on a small claim. A rebuild value calculator or a valuation prevents that. Include the foundations and the outbuildings, and report refurbishments that raise the rebuild sum, such as an extension, a dormer window or a converted loft.
A burst pipe is covered; water coming in through the ground floor or a cellar wall usually is not. A sewer backing up, a blocked gutter, a leaking seal in the shower and damp seeping through slowly fall outside the cover with most insurers. Repairing the pipe itself is also something other than repairing the consequential damage to the floor and ceiling; check which of the two is included.
The contents are insured on replacement value as new, with exceptions. Separate maximums apply for jewellery, cash, collections, audiovisual equipment and belongings in a shed, garage or on the balcony. Anything above that you insure separately or not at all. With theft without signs of forced entry, often nothing is paid. Keep purchase receipts and photographs outside the home, digitally for example, because after a fire the evidence has burned with it.
If the home stands empty for a longer period, you let a room or major refurbishment work is carried out, the risk the insurer accepted changes. You have to report that. If you do not and fire or water damage arises, the payment can be limited. For an incorrect statement when applying, Article 7:928 of the Dutch Civil Codeapplies; if it turns out afterwards that you withheld information, Article 7:930 of the Dutch Civil Code gives room to refuse.

This is what people ask us most.
Often not. With many home packages glass is a separate module. If that is missing, you pay for a broken window yourself. What is insured is the glass in the facade or the roof. A mirror, a glass table top or an aquarium belongs to the contents. Windows in a conservatory or an outbuilding are not automatically included, so check that separately.
No, the owner insures the building. You insure your contents. You are, however, responsible for what you have fitted yourself, such as a kitchen, a bathroom or a floor you have laid. Those tenant's improvements can be insured on the contents cover. Damage you cause to the rented property falls under your liability insurance and not under this policy.
Panels fixed to the roof belong to the building, but only count if the rebuild value has been adjusted for them. Loose panels, a frame on a flat roof and a home battery often fall outside. Damage from fire and storm is normally covered; loss of output, ageing and a faulty inverter are not.
Storm damage to the building is covered from the wind force stated in the conditions, usually with an excess per event. Roof tiles blown off, a fence blown over and a damaged dormer window fall under it. Damage from deferred maintenance does not: a roof or facade that already showed defects is regarded as a maintenance defect and not as storm damage.
