Nationale-Nederlanden's buildings product is the standard form for the owner-occupier: the value follows from a completed rebuild value calculator and a guarantee against underinsurance is attached to it.

With this form you do not set the sum insured yourself. You complete a rebuild value calculator with the volume of the home, the year of construction, the number of floors, the roof covering and the level of finish. On that basis the insurer works out the rebuild value. As long as the calculator is completed correctly and in full, a guarantee against underinsurance applies: if a claim reveals that the sum was too low, the full loss is still paid.
That guarantee is conditional. If the volume declared is wrong, if an extension or dormer window has not been reported, or if the home has since been finished to a higher standard, the guarantee lapses and payment is proportionate. We go through the calculator with you and diarise that it is completed again after a refurbishment. See also the general explanation on our page buildings insurance.
Buildings insurance covers the building, not your belongings inside it. Floor coverings, curtains and appliances belong to the home contents insurance. The line between the two does not always run where people think: a run of kitchen units and sanitary ware belong to the structure, a free-standing cupboard does not.
We compare your buildings insurance across dozens of insurers, explain where the real differences lie, and arrange the switch from start to finish — without you having to chase it yourself.

The basic cover insures the essentials. We show what Nationale-Nederlanden and other insurers offer here.
As well as fire and storm, also burglary, theft and water damage to your home.

This overview concerns our service, not the cover. What is actually covered is set out in the policy conditions and on the insurer's insurance card (verzekeringskaart); you receive both before you take out cover.
Insurers weigh these details differently. That is where your saving is.
We look at the terms as well as the premium, and stay your point of contact when there is a claim.
We are not tied to one insurer and compare on the basis of an objective analysis of several companies.
You call or email someone who knows your file. No menu options, no changing call centres.
We cancel your old policy and align the start date, so you are never a day without cover.
We report the claim and monitor how it is handled. In urgent cases you can reach us on the emergency line.
Customers rate our service on four aspects: personal service, service delivery, availability and the outcome. The reviews are collected and published by NH1816 and come from customers who have actually taken out a policy with Finass Advies B.V. or reported a claim.
Four points that make the difference between a policy that pays out and one that does not.
Everything you enter in the calculator is information on which the insurer bases its acceptance. If you forget the extension, the dormer window or the garage, the calculated value is too low and the guarantee against underinsurance lapses at precisely the moment you need it. Enter the volume from the building drawings, not by feel, and update the calculator after every extension or major renovation.
If you live in a flat, the owners' association insures the whole building on one buildings policy. You do not take out a second buildings policy alongside it. That creates double cover which does not pay out twice. What you do arrange separately is the owner's interest: improvements you have made in your own flat, such as a new kitchen or bathroom, and the excess the VvE can charge on to you.
A burst pipe, a leaking cylinder or a failed washing machine connection falls within cover, including the breaking out and making good needed to trace the leak. Water coming in at ground level or through the crawl space falls outside it: groundwater, sewage backing up and flooding from a watercourse are excluded as standard. We explain that difference on our page about water damage and buildings insurance.
Outside cover: repairs to foundations due to ground settlement, drying out or pile rot, damage resulting from deferred maintenance to the roof, gutters or pointing, and attack by vermin, woodworm or dry rot. Wear and tear of window frames and slowly penetrating damp also fall outside. If you let rooms or the whole home, the risk changes and you must report this under Article 7:928 of the Dutch Civil Code.
This is what people ask us most.
No, only as long as the rebuild value calculator is completed correctly and in full and is up to date. If it emerges after a claim that the volume was understated or that an extension is missing, the guarantee lapses and payment is proportionate. So complete the calculator on the basis of actual measurements and update it as soon as you extend, finish a cellar or raise the level of finish.
Panels permanently mounted on the roof are usually regarded as part of the structure. That is not automatic, however: some policies name them separately or set a limit on the number. Always report the installation, not least because the weight and the fixing are relevant to the insurer. Lost generation income after a claim is in general not paid.
The owners' association takes out one buildings policy for the whole block. Those costs run through your service charge. You do not take out a buildings policy of your own alongside it. What is sensible is cover for owner's interest, for the kitchen, bathroom or floor you installed yourself, and for the excess the VvE can charge on to you after a claim.
No. Pile rot, ground settlement and subsidence through drying out are gradual processes and not a sudden event; home policies exclude them. What is covered is damage to foundations that is the direct result of an insured cause, for example an explosion. When buying a home in a risk area, a structural survey is more useful than expecting the insurance to absorb this later.
