In brief

Insurers differ mainly not in premium, but in acceptance policy. One company excludes homes with a thatched roof, another accepts them with a clause about the chimney and the distance to neighbouring buildings. One will not take room letting, another will provided the number of occupants is known. A listed building, a home under construction, a let property or an address with a claims history therefore does not suit everyone.

The conditions also vary on points that only become visible when you claim: the wind force threshold for storm damage, the treatment of foundation damage, whether glass is included as standard, the limit for outbuildings and garden landscaping, and the way a vacancy is assessed. As an independent intermediary we are not tied to one company. We establish what you need, put the offers side by side and explain why a policy does or does not fit. For unusual risks we call on specialist parties, such as OOM for objects with a foreign element. If you have a claim you are then not on your own: we monitor the notification and the settlement.

Your risk does not always suit the first company

A home with a thatched roof, listed status, foundation problems or a vacancy is refused by many mainstream insurers. We know which company is willing to take the risk on its books and subject to which clause. That way we prevent you being left uninsured or having to buy too little cover.

Comparing on conditions, not only on price

The cheapest policy is the most expensive if the loss is not covered by it. We look at the list of perils, the exclusions, the guarantee against underinsurance and the limits for outbuildings and the garden. The way an insurer settles claims also counts in the advice.

Your situation changes, and so does your policy

An extension, solar panels, letting, a business at home or building work: all of these are circumstances you have to report. Article 7:928 of the Dutch Civil Code places that duty of disclosure on you at the application stage, and the policy conditions extend it to changes of risk during the term. When something changes, we check whether the current company is still the right one.

What no insurer covers

Comparing has its limits. Damage caused by intent or recklessness is, under Article 7:952 of the Dutch Civil Code is excluded everywhere. The same applies to acts of war and nuclear reactions, to flooding caused by a primary flood defence giving way, and to wear and tear and deferred maintenance. Anyone who promises cover on those points is selling something that does not exist.

What does your premium depend on?

  • The company's acceptance policy: determines whether your risk can be placed at all
  • Characteristics of the property: construction type, roof, year of construction and use
  • Claims history: previous claims count differently at every company
  • The form of cover you want: extended or comprehensive, with or without glass
  • Package discount and combining policies: several policies with one company saves premium
  • Excess and clauses: prevention requirements can lower the premium

Insurers weigh these details differently. That is where your saving is.

Do I get advice or only a price comparison?

We act as an intermediary and advise. That means we first establish what risk you run and what cover goes with it, and only then look at which companies make a suitable offer. A comparison on premium alone says little, because policies differ in their list of perils, exclusions and sums insured for outbuildings and garden landscaping.

What if an insurer refuses my home?

A refusal by one company does not mean the risk is uninsurable. Often there is another party that will accept it, with additional conditions such as an inspection of the electrical installation, a periodic chimney inspection or a higher excess. Do always report a previous refusal; withholding it affects your duty of disclosure and can undermine the new policy.

Do I have to place everything with one company?

No. A package with one insurer can bring a discount and keeps things simple, but it is not a requirement. Sometimes it is precisely sensible to place the unusual risk with a specialist and the rest elsewhere. What does matter: make sure the buildings and home contents cover join up, so that a loss does not fall between two policies.

Who helps me if I have a claim?

You report the loss to us or directly to the insurer. We then monitor the settlement and the correspondence. Always report as soon as possible, because Article 7:941 of the Dutch Civil Code requires you to inform the insurer as soon as you can reasonably be expected to know about the loss.
