What determines the premium

The sum insured based on replacement value.

Your housing situation: type of home, construction and postcode area. In areas with more burglaries the premium is higher.

The type of cover: comprehensive is dearer than extended, but the difference is smaller than people think.

The excess and the extensions you choose.

What you influence yourself

A a higher excess lowers the premium, provided you can afford that amount.

Security: approved locks and sometimes an alarm bring the premium down and reduce the risk.

With almost every general insurance policy there is 21 per cent insurance premium tax on top of the premium.

Where you should not economise

Underinsuring. Too low a sum means that when every a claim is paid proportionately, even a small one.

That is not a saving but a postponed loss.

What does make a difference

Consider whether you are paying for extensions you do not need, and whether your valuables would sit better on a separate policy than within an increased contents sum.

In brief

A contents premium comes from a sum multiplied by a rate. The sum is the replacement value of everything you would take with you when moving house: furniture, equipment, clothing, tools, floor coverings and sun blinds that are not permanently fixed. The rate applied to it follows from your housing situation and your choices. So anyone who wants to steer the premium needs to know which of those two levers they are pulling, because they work out very differently.

You cannot adjust the sum without consequences. If the sum is set too low there is underinsurance and every claim is paid proportionately, small ones included. Insurers therefore work with a contents value calculator: if you complete it correctly, a guarantee against underinsurance often applies for the term of that declaration. That guarantee lapses if your situation changes, for instance after building work or a major purchase.

The rate is something you can steer deliberately: the excess, the form of cover, and whether you take extensions you do not use. Valuables are the sharpest example: jewellery, cameras and instruments have a sub-limit within the contents policy and above that limit belong on a valuables insurance. What is not covered, and never will be: wear, an inherent defect, gradual damp and mould damage and vermin.

Where things go wrong in practice

The sum insured determines most of the premium

All the other factors are a percentage of that amount, so a wrongly set sum works through in both directions. If you have a garden room full of equipment and a workshop you built yourself, your contents are worth more than the value calculator suggests on the basis of household composition and income. If your house is mainly filled with second-hand furniture, the reverse applies. Do not add up what you paid, but what it would cost you to buy everything again.

Underinsurance is not a saving but a postponed loss

With too low a sum the insurer pays proportionately. If the actual contents value is twice the sum insured, you receive only half even for damage to a single sofa. That works through on every claim, not just a total loss, and you only notice it when you need the money. A correctly completed value calculator with a guarantee against underinsurance costs little extra premium and removes this whole risk.

Comprehensive adds your own mishaps, not events from outside

Extended cover works with named perils: fire, storm, burglary, water from pipes. Comprehensive adds the damage you cause yourself: paint over the floor, the television falling off its bracket, a cracked worktop. Those events are frequent but usually limited in size, and the premium difference is therefore smaller than people expect. So do not weigh comprehensive against extended on price, but on how often you expect to damage your own belongings.

Housing situation and security determine the rate applied to the sum

The type of home, the construction and the postcode area all count, because burglary, fire and water risks differ from area to area. That is something you can act on: approved locks and fittings and sometimes a certified alarm reduce both the rate and the risk. Note that a security clause on your policy schedule is also an obligation; if the security was not switched on or not present at the time of a burglary, the insurer can refuse to pay.

  • Valuables and extensions — Jewellery and equipment above the sub-limit, cover away from home, tenant's improvements and glass.

How do I set my sum insured?

Start from replacement value: what it costs to buy everything new, not what you paid at the time. A contents value calculator arrives at an estimate from household composition and income, but takes no account of an expensive hobby, a workshop or a lot of equipment. If your situation differs from that, submit your own figure and keep the supporting evidence with your policy.

What exactly happens with underinsurance?

The insurer pays proportionately. If your sum is half the actual value, you receive half of every claim, including a small claim for a single appliance. There is no lower limit below which that rule does not apply. A correctly completed value calculator generally gives a guarantee against underinsurance, but that lapses if your situation changes materially.

Is my jewellery included on the contents policy?

Up to a certain amount it is; above that it is not. Almost every contents policy has a sub-limit for jewellery, watches, audiovisual equipment and sometimes for art. If what you own is worth more, raising the contents sum is no solution, because the sub-limit stays where it is. What you need is a separate valuables insurance, with a valuation for the pieces that call for one.

Does a higher excess reduce the premium noticeably?

Yes, but the effect levels off. The first step up gains you relatively the most; after that the difference gets smaller while your own share keeps growing. Choose an amount you could comfortably do without when you have a claim. Do not combine it with a tight sum insured: you would then pay twice on every claim, first the excess and then the proportionate reduction.
