In brief

Business contents insurance covers the business assets of your butcher's shop: chill and freezer rooms, counters, slicing machines, mincers, vacuum packing equipment, scales, till system and furniture. The goods are the stock: meat, cooked meats, spices, packaging and returnable containers. Business contents are usually paid at replacement value as new, goods at cost or replacement value. The profit margin on spoiled stock does not fall under damage to property but under business interruption.

If you rent the shop or the production space, you do not insure buildings but tenant's improvements: everything you had structurally installed yourself. In a butcher's shop that is often substantial: a chilled room, wall finishes meeting hygiene requirements, floor drains, extra electrics for the machines and an extraction system. That investment does not appear on the owner's buildings policy and must go on your policy as a separate sum.

The risk that sets a butcher's shop apart from an ordinary shop is spoilage through refrigeration failure. That is usually not included in the basic cover, but is a separate section with its own conditions: a minimum duration of the fault, a working alarm on the cold room and sometimes a requirement about the maintenance contract. Where things go wrong in butcher's shops

Four points that determine whether the damage to refrigeration and stock is paid for.

The declared trade must cover the whole business

A butcher's shop that only sells is a different risk from one that slaughters, smokes, deep-fries or prepares meals itself. A catering arm or a sales van also belongs on the policy. If you insure as a shop while production and smoking actually take place, the fire risk has been wrongly assessed. Article 7:928 of the Dutch Civil Code requires you to provide that information. If you conceal it, payment can be Article 7:930 of the Dutch Civil Code be reduced or refused.

Spoilage cover has its own conditions

The chill and freezer damage section covers spoilage of stock through an unforeseen fault in the installation or through a power cut. Insurers attach conditions to it: a fault must usually last a minimum number of hours, the room must be fitted with a temperature alarm and there must be a maintenance contract or periodic check. Failure through a general power cut outside your premises is by no means always included. Read this section word for word before you sign.

What is not covered

Excluded from cover are, among other things business downtime without separate business interruption cover, damage caused by wear, ageing and deferred maintenance to compressors and installations, and defects arising from construction or design faults. Damage caused by intent or recklessness on the part of the insured is excluded under Article 7:952 of the Dutch Civil Code. Also outside: spoilage because a door was left open, gradual loss of quality, money without a separate section, and damage connected with use that differs from the declared trade.

Business interruption weighs more heavily than the stock

A butcher's shop closed for three months loses not only its stock but also its customer base. business interruption cover pays the continuing costs and the lost gross profit during the indemnity period chosen. Set that period generously: besides rebuilding or refitting, you need new equipment with delivery times, and an inspection by the NVWA before you may reopen. Support your turnover with monthly figures, so that no argument arises when you claim.

Is spoilage of meat automatically included?

No. Chill and freezer damage is almost always a separate section with its own conditions and its own limit. What is covered is usually spoilage through an unforeseen fault in your own installation; failure of the public supply is not always included. Also note the minimum duration of the fault and the requirement that the room has a working temperature alarm.

What if the compressor of my cold room fails?

Damage from within to the installation itself, such as a burnt-out motor or a seized bearing, falls under machinery breakdown and not under ordinary business contents cover. Wear and tear and age are also excluded as standard. If you want to cover that risk, separate machinery breakdown cover is needed; you deal with spoilage of the stock through the refrigeration damage section.

I rent my shop. What do I insure myself?

The owner insures the building. You insure your business contents, your stock and the tenant's improvements: the chilled room, hygienic wall finishes, floor coating, floor drains, extraction and extra electrical circuits you had installed yourself. Go through the invoices for the work and put that total on the policy as a separate sum, otherwise that investment stays uninsured.

How do I set the sum insured for stock?

Work from the highest stock you hold in a year, not the average. In a butcher's shop the weeks around the holidays and the barbecue season are decisive. If the actual stock at the time of a loss is higher than the sum insured, payment is proportionate. Discuss a temporary increase for the peak period if appropriate.

Is a sales van included?

The van itself is not. That calls for its own vehicle or plant insurance. The business contents and stock you carry in it sometimes fall under an extension to the business contents insurance, but often only up to a limited amount and with requirements about locking the van. Always report the use of a sales van in advance.
