In brief

This form reverses the question. Under cover based on named events you have to show that the cause is on the list; under comprehensive cover the starting point is that damage to the building is paid for and it is for the insurer to point to an exclusion. For you that means a lighter burden of proof and less argument about exactly how the water got in.

The extension is most noticeable with damage you cause yourself and with elements that stay out of the picture under the basic form: paving, boundary fencing and landscaping. We use this version for houses with a high-end finish, for recently refurbished properties and for households where something gets broken fairly regularly. The policy remains insurance against sudden events: anything that happens gradually, that was foreseeable or that results from wear stays at your own expense. What does your premium depend on?

  • Rebuild value of the home. Even with a comprehensive form this remains the basis of the calculation.
  • Level of finish. With this form of cover, how expensive it is to repair floors, walls and the kitchen counts heavily.
  • Garden and paving included. Boundary fencing, the terrace and landscaping usually have a limit of their own that you can choose.
  • Excess per event. With wide cover this is the main instrument for steering the premium.
  • Claims record over recent years. Several small claims count more heavily in the underwriting with a comprehensive form.
  • Year of construction and state of maintenance. Wear remains excluded, so a property in poor condition leads to disputes sooner.

Where things go wrong in practice

Four points that make the difference between a policy that pays out and one that does not.

The burden of proof lies differently, and that helps in the handling

You report the damage and show that it arose suddenly and unforeseen. If the insurer does not want to pay, it has to point to the exclusion that applies and substantiate it. When it comes to it that shortens the handling of claims where the cause can no longer be traced, for example a crack in a pipe under the floor or a split in a facade panel with no identifiable trigger.

What this form actually adds

Cover extends to the situations everyone knows: a drill through the underfloor heating, a ladder falling against the facade, paint over a stair rail, a stone through a window thrown by your own household. Landscaping, paving, a garden wall and a gate are also usually insured under this form against sudden causes. Do check the separate limit that often applies to garden damage; it is lower than the sum insured for the building.

What even comprehensive cover does not pay for

Outside the cover remain wear and ageing, damage caused by a structural fault or an inherent defect of the building, and slow-acting influences such as rot, fungus and rising damp. Vermin, rats and woodworm are excluded as well, as is groundwater coming in through the floor or cellar wall and damage by animals you keep in the house. Intent and recklessness are excluded under Article 7:952 of the Dutch Civil Code.

When the extra cost pays for itself

The trade-off is easy to make: the higher the level of finish, the more expensive damage you cause yourself becomes. A resin floor, a worktop in a single piece or a freshly plastered wall cannot be repaired in patches. If there is little that is vulnerable and the house has a simple finish, the basic form is usually enough. We weigh the difference in premium against what you would have to bear yourself over two or three claims.

This is what people ask us most.

Does comprehensive cover wear as well?

No. Comprehensive stands for every sudden and unforeseen damage, not for ageing. A window frame that starts to rot after years, pointing that washes out or a roof covering at the end of its life stays at your expense. Sudden consequential damage is covered if such a thing leads to an identifiable event, for example when a weakened roof panel suddenly gives way and water comes in.

Is damage to the garden covered?

Under this version usually yes, for paving, a garden wall, a gate and planting, but with a limit of its own and with restrictions: damage caused by frost, drought, storm damage to planting and normal weather influences often remain excluded. Check in the policy what amount applies to the garden and whether a masonry structure such as an outdoor kitchen or swimming pool has to be stated separately in order to count.

Who has to prove that there is cover?

You show that there is sudden, unforeseen damage to the insured building. It is then for the insurer to substantiate that an exclusion applies, for example wear or a structural fault. That division makes the handling of unclear claims noticeably simpler than under cover where you have to find the cause on a list.

Is this version always the better choice?

No. In a house with a simple finish, without resin floors, bespoke cupboards or a landscaped garden, the wider cover adds little and you are mainly paying for situations that will not readily arise for you. The basic form is then defensible. We compare both for your own house and take the excess into account, because that often matters more than the form of cover itself.
