A static caravan is insured as a holiday unit on its own policy: the unit itself, the extension, the contents and usually liability cover for owning it. What makes that policy distinctive is the combination of a fixed pitch and a pattern of use with long periods standing empty. Almost all claims arise from those two things.

The pitch partly determines whether the insurer accepts. A park on the coast or on an open polder site is more prone to storm than a sheltered woodland plot. On top of that, virtually every set of park rules prescribes how the caravan must be propped and anchored. Those requirements come back as conditions in your policy. If you do not comply with them, you carry the storm damage yourself.

A trailer or caravan is not an independent motor vehicle and therefore has no insurance requirement of its own. Damage you cause to others with it falls under the third-party liability cover of the towing vehicle, as long as the combination is coupled (Article 2 WAM). Once the trailer is uncoupled and has come to a standstill, that cover no longer applies.

Where things go wrong in practice

Four points that make the difference between a policy that pays out and one that does not.

Frost during the winter shutdown is the biggest item

From October to April the caravan is usually empty and unheated. Draining the water or maintaining a minimum temperature is an express condition in virtually every policy, not advice. Burst pipes, a cracked boiler or a broken tap are not paid for if that measure has not been taken. Many parks offer a draining service; keep the confirmation, because when you claim you have to show that the work was done.

Storm hits the light parts first

A static caravan has a light roof and a large side wall: in strong winds the wind gets underneath. Damage rarely starts with the caravan itself but with the awning, the canopy or the terrace screen, which then strike the wall or the roof. Insurers therefore set requirements for anchoring and for storing loose items away. Have the propping checked periodically and record when that was done.

Arrange contents and liability separately

The contents of your home do not travel to the park: what is in the caravan belongs on the holiday contents cover. Requirements often apply to leaving valuables behind while the caravan stands empty. For injury or damage to a visitor on your terrace you may be liable under Article 6:162 of the Dutch Civil Code; check whether your personal liability insurance covers the holiday unit or whether that has to be arranged separately.

What is not reimbursed

Three items fall outside the cover. Damp, wet rot and mould caused by slow effects are not a sudden event and count as maintenance. Damage during transport or siting falls under the liability of the firm that moves the caravan, not under your unit policy. And damage arising while you live in the caravan permanently or let it out without having declared this can be refused, because the declared use differs from the reality.

What does your premium depend on?

  • Insured value of the unit. The declared value of the caravan and the extension is the basis for calculating the premium.
  • Location and type of park. Coast, open ground or sheltered woodland differ considerably in storm risk and in acceptance.
  • Age of the caravan. Older units have a lower value but a higher chance of damp and leak damage.
  • Type of use. Recreational use by you, letting or permanent occupation lead to different conditions.
  • Prevention measures taken. The draining arrangement, anchoring, smoke alarms and storing loose items away all count.
  • Chosen modules and excess. Unit, contents, liability and glass can be chosen separately, each with its own excess.

Do I have to drain the water before winter?

Virtually every policy sets that as a condition: drain the system or maintain a minimum temperature during the period the caravan is not in use. If you do not, frost damage to pipes, boiler and sanitary ware is not paid for. Have the work done by the park if need be and keep the confirmation, because when you claim the burden is on you to show that the measure was taken.

Am I insured if I let the caravan?

Only if the letting is on the policy. Letting changes the risk: users change, the chance of damage and theft rises and your liability towards tenants changes. If you do not declare it, the actual use differs from your declaration and the insurer can refuse the payout under Article 7:928 of the Dutch Civil Code, even if the letting had nothing to do with the damage.

Does the policy also cover damage during a move?

No, transport and siting fall outside the unit cover. If the caravan is driven to another pitch or lifted by crane, the risk lies with the firm doing the work. Ask about their liability insurance in advance and record the condition of the caravan with photographs, both before and after the move.

What happens with damage from a storm at the park?

Damage to your own caravan and extension runs through your unit policy, provided the anchoring and precautions were in order. Damage caused by a defect in a park building or park facility lands with the park owner under Article 6:174 of the Dutch Civil Code. So report the damage to both parties and take photographs of the situation immediately, before anything is cleared away.
