In brief

Finass acts as an intermediary for the range offered by OOM Verzekeringen, which focuses on items and situations that do not fit an ordinary home policy. We are not tied to this company and compare several insurers objectively. Structurally a beach hut is not a dwelling: it stands on piles or a frame, can be moved and has a seasonal permit. An ordinary holiday home insurance does not match that.

The risk is largely the weather. A storm lifting the roof, blown sand attacking frames and fittings, salt corroding metal and high water running beneath the hut: that is the normal climate of the place. Insurers translate that into requirements for anchoring, locks and maintenance, and into exclusions. Damage arising gradually is never an insured event, however high the bill. What you keep inside falls under separate contents cover.

The word private use in the policy is not a matter of atmosphere but a condition of cover. If you let the hut through a platform, even for only a few weeks, the circle of users, the theft risk and your liability all change. There is a separate variant for that; see beach huts for letting. Four points that decide whether a claim on a beach hut is paid.

Water from the sea is not the same as rain

Rainfall entering through a broken roof is usually covered. Flooding, spring tides and the breach or overtopping of a flood defence are not covered as standard, even where the hut is swept away as a result. For an item on the beach this is not a theoretical exclusion; read exactly which water damage is and is not included before you sign.

Anchoring and maintenance are your responsibility

Damage caused by inadequate anchoring, wood rot, neglected paintwork or worn roof covering falls outside the cover, as does the gradual effect of sand, salt and damp. After storm damage, insurers ask about the condition of the hut and about the siting instructions from the local authority or the operator. Keep photographs of the assembly at the start of the season.

The season ends and then everything moves

Transport to winter storage and the period afterwards are a risk moment in their own right. Damage during assembly and dismantling or in transit is often excluded or covered only where a recognised party carries out the work. Theft and fire at the storage site must also be arranged in so many words. Ask whether the cover runs all year or only during the siting period.

Contents and valuable items

A hut on the beach is a simple structure with limited locks, and that works through into the burglary cover. Bicycles, surfing equipment, electronics and jewellery are often excluded or limited, and requirements may apply to storage out of season. Declare a realistic amount: too low means a proportionately lower payout, too high produces no extra payment.

May I lend the hut to family now and then?

Free use by family or friends usually still falls within private use. As soon as a fee is involved, even a token one, it is letting and the assessment changes. Report it if you are considering that; unreported letting engages Articles 7:928 and 7:930 of the Dutch Civil Code, and you only notice at the first claim, when the insurer asks who was in the hut.

What if a visitor falls through the terrace?

As possessor of the structure you are liable under Article 6:174 of the Dutch Civil Code for damage caused by a defect, even where you are not at fault. That claim runs not through the hut policy but through your personal liability insurance (AVP). Check whether a second property is included on it; see personal liability.

Is storm damage always covered?

Only above the wind speed the policy names and only if the hut was in good condition. At lower wind forces it is assumed that the structure should have held. Insurers look at the fixings, the roof and the age of the material. Report the damage as soon as you know of it, as Article 7:941 of the Dutch Civil Code requires, and limit further damage by covering up straight away.

How is the loss calculated?

Usually at rebuild or replacement value, with a deduction as the hut ages and approaches the end of its service life. Article 7:960 of the Dutch Civil Code limits the payout: the loss may not leave you in a clearly better position. Keep the purchase invoice, photographs and invoices for any alterations, because without evidence the value becomes an estimate.
