In brief

The Nationale Hypotheek Garantie works as a guarantee. The guarantee fund stands surety towards the lender. For that you pay a one-off guarantee fee when the mortgage is taken out. Because the lender runs less risk, it normally charges a lower interest rate. Whether that advantage makes up for the one-off cost depends on the provider, the fixed-rate period and how long you stay put.

The safety net only comes into play at the end of a process: a forced sale, proceeds lower than the remaining loan, and a debt left over. The fund can write that off. Can, not must: there is an assessment of whether the situation is your fault and whether you cooperated with the sale.

What NHG does not do is take over your monthly payments in the event of illness, unemployment or divorce. That burden simply remains. The calculations on the type of mortgage and the interest rate we leave to the party we refer you to. What we do arrange for you is set out on our page mortgage.

Where things go wrong in practice

Four points that make the difference between a policy that pays out and one that does not.

A guarantee is not income cover

If your income falls away, the monthly payment continues unchanged and the guarantee does not help you. It is aimed solely at what is left after the home has been sold in a forced sale. If you want to cover the monthly payment itself, term life insurance, mortgage payment protection or disability cover are the products for that. Those are separate choices that have nothing to do with the guarantee.

Writing off is conditional, not automatic

The fund assesses afterwards whether the residual debt can be attributed to you and whether you acted as a reasonable homeowner. Concealing payment problems, failing to cooperate with a private sale that raises more than an auction, or letting the home decline through deferred maintenance can cost you the write-off. So report problems to your lender early. That is also your best position for this assessment.

The cost limit is a threshold, not a borrowing capacity

The limit determines only whether the guarantee is possible. How much you can borrow follows from the lending standards the Nibud sets each year, which look at income, fixed costs and the energy label. If the limit is exceeded, it is not a part but the whole loan that falls outside the guarantee. That makes the choice around that threshold sharper than people expect.

The scope for sustainability measures is earmarked

If you finance energy-saving measures as part of the mortgage, you may go above the ordinary cost limit. That extra amount is not, however, freely available: it has to go demonstrably to recognised measures and is placed in a building deposit from which you claim against invoices. Which measures are recognised is set out in a list that changes periodically; check it before you place an order.

Set the fee against the interest advantage

You pay the guarantee fee once, and against that there is normally a lower interest rate because the lender runs less risk. Whether that advantage makes up for the cost depends on the provider, the fixed-rate period and the ratio between the loan and the value of the home. Have both versions calculated.

Your lender requires buildings insurance

Almost every mortgage lender requires the home to be adequately insured on a rebuild value basis, often with the lender named on the policy as an interested party. That is our field, and it is wise to arrange it before the handover of the keys.

What does your premium depend on?

  • Ratio between loan and value of the home. The closer you borrow to the full value of the home, the greater the difference in interest the guarantee produces.
  • Fixed-interest period. The interest advantage differs by term. With a short fixed-rate period the one-off amount weighs more heavily.
  • Interest loadings applied by the provider. Every lender uses its own scale. The advantage is greater with one party than with another.
  • How long you stay put. You pay the one-off fee immediately. The interest advantage only comes back over the years that follow.
  • Rate of repayment. Repaying extra brings you into a lower risk class sooner, which reduces the advantage of the guarantee.
  • Financing sustainability measures. Earmarked scope for energy measures changes both access to the guarantee and the structure of the loan.

Insurers weigh these details differently. That is where your saving is.

What exactly happens with a residual debt?

After a forced sale the proceeds are deducted from what you still owe. If an amount is left over, the guarantee fund pays it to the lender. The fund then assesses whether it writes that debt off for you. It does so if you are not at fault and you have cooperated in obtaining the highest possible sale proceeds.

Does NHG pay my mortgage costs if I become ill?

No. The guarantee does nothing about your monthly payments. Those continue in full. It only comes into play when things go wrong and the home is sold in a forced sale leaving a residual debt. If you want to cover the monthly amount itself, look at mortgage payment protection, term life insurance or disability insurance. Those are separate products with their own conditions.

Does the cost limit determine how much I can borrow?

No, that is the most persistent misunderstanding. The limit only says whether the guarantee is possible. Your borrowing capacity follows from the Nibud standards based on income, fixed costs and the energy label of the home. If you go above the limit, the whole loan falls outside the guarantee and not just the part above it.

Can I add the guarantee later?

Usually not just like that. The guarantee is arranged when the loan is granted and is therefore tied to that agreement. Anyone wanting to use it afterwards ends up in practice remortgaging to a new loan, with the costs that go with it. Have that calculated by the party we refer you to.
