In brief

The first limit is the income limit. Using financing burden percentages set each year, it is determined what proportion of your income may go on mortgage payments. With a short fixed-rate period, the calculation uses not the actual rate but a higher assessment rate. The second limit is the value of the home: you borrow at most the market value, as shown by a valuation or a model-based value.

Both limits apply at the same time and the lower one determines your maximum. Anyone who bids over the asking price or receives a valuation below the purchase price has to pay the difference from their own resources, as with the buyer's costs. For energy-saving measures many lenders allow extra scope; see mortgage for sustainability measures.

We do not calculate your maximum and do not act as an intermediary for mortgages. What we do is make clear which housing costs come after the assessment, because those do not appear in a calculation tool.

Where things go wrong in practice

Four points that make the difference between a policy that pays out and one that does not.

Two limits, the lower one counts

The income limit and the security limit are calculated separately and you get no more than the lower of the two. If the valuation comes out lower than the purchase price, you finance the difference yourself. The buyer's costs, the transfer tax and the advice and notary fees also come from your own resources. Count those items in before you make an offer.

Obligations that reduce your scope

Credit registered at the BKR reduces your maximum by a notional monthly payment based on the limit, not on the amount drawn. A student loan, maintenance payments, private lease and a ground rent also reduce the scope. Repaying only helps if the credit has also been formally ended and deregistered. What a calculation tool does not include

The assessment looks at interest and repayment, not at what living somewhere costs beyond that. On top come the buildings insurance, a contribution and reserve for the VvE (Dutch owners' association), local taxes, energy costs and maintenance. Also work out what happens if one of two incomes falls away or when you retire; the assessment does not do that for you.

Going to the upper limit costs you your buffer

If you borrow the maximum, nothing is left for a broken boiler or an excess. Mortgage payment protection can absorb a fall in income, but it has a waiting period, no cover on a temporary contract or where you resign of your own accord, and no cover for complaints that were already there. NHG writes off a residual debt only on strict conditions.

What does your premium depend on?

  • Assessment income. Gross annual income including fixed allowances. For the self-employed, an average over several years.
  • Fixed-rate period and assessment rate. With a short fixed-rate period a higher notional rate is used.
  • Financial obligations. Credit, a student loan, maintenance payments and private lease lower the maximum.
  • Market value of the home. A valuation or model-based value determines the second limit, whatever you bid.
  • Energy label and scope for sustainability measures. For energy-saving measures many lenders allow extra scope.
  • With or without NHG. NHG has a cost limit and its own conditions, and works through into the interest rate.

Which two limits are those exactly?

The income limit and the security limit. The first follows from financing burden percentages set each year and determines what proportion of your income may go on housing costs. The second is the value of the home itself, established with a valuation or a model-based value. You get no more than the lower of the two outcomes, even if the other is more generous.

Does my student debt count?

Yes. A student loan is not registered at the BKR, but you do have to declare it and the lender applies its own weighting to the original principal. There is little point in concealing it: the lender asks for a statement and, if it is discovered, the offer can be withdrawn. Repaying extra only lowers the weighting after a recalculation.

Can I borrow extra for sustainability measures?

With many lenders, yes. For energy-saving measures there is additional scope above the ordinary assessment, provided the amount goes into a deposit and is spent on qualifying measures. Which measures count and within what period the deposit has to be spent is set by the lender. Do not forget to update your rebuild value afterwards.

Does Finass calculate my maximum mortgage?

No. We hold no mortgage licence and refer you for that to a specialist adviser. What we do: set out the housing costs that remain after the assessment, such as the buildings insurance and any term life cover, so that you know not only what you may borrow but also what you are spending each month.
