In brief

Advising on and acting as an intermediary for mortgage credit falls under its own licence category of the Dutch Financial Supervision Act, with its own professional competence requirements and its own duties to inform. Our licence covers non-life insurance. We therefore refer you to a specialist party, which carries out the advice and the application independently and on its own responsibility.

What is our field begins as soon as the purchase is settled. Almost every lender requires buildings insurance on a rebuild value basis and wants to be named on the policy as an interested party. Home contents, liability and legal expenses cover also belong with a home you own. That side we arrange, and we make sure the start date connects with the handover of the keys.

Where things go wrong in practice

Four points that make the difference between a policy that pays out and one that does not.

The buildings insurance has to start on the day of transfer

The risk passes at the moment the deed is executed at the civil-law notary, not on the day you move. If the property burns down that night, the loss is yours. So make the start date run with the transfer date and not with the appointment to collect the keys or the first monthly instalment. We arrange that in advance, so that not a single day is uninsured.

Rebuild value is not the same as the purchase price

The sum insured is what it costs to rebuild the house; the land is not included in it and neither is the market price. With a rebuild value calculator there is often a guarantee against underinsurance, but that falls away if you enter the details incorrectly. If the information is wrong, the insurer pays proportionately and you carry the shortfall yourself on every claim.

If you are going to refurbish straight away, report it in advance

An empty home and a home being refurbished are different risks from an occupied house. Policies have restrictive clauses for that: less cover against burglary, vandalism and water damage, and sometimes cover only against fire and storm. Report a void, a refurbishment and a temporarily open roof before the work starts. Reporting afterwards is almost always too late when there is a claim.

Legal expenses cover around the home has a waiting period

Disputes with a builder, with the seller about a concealed defect or with the neighbours about a boundary and nuisance go through legal expenses insurance. That has a waiting period after you take it out and excludes disputes that already existed at the outset or were foreseeable. So take out the cover as soon as the purchase is settled and not only when the first disagreement is already there.

Set the guarantee fee against the interest advantage

You pay the guarantee fee once, and against that there is normally a lower mortgage rate because the lender runs less risk. Whether that advantage makes up for the cost depends on the provider, the fixed-rate period and the ratio between the loan and the value of the home. Have both versions calculated rather than going on the NHG label alone.

Your lender requires buildings insurance

Almost every mortgage lender requires the home to be adequately insured on a rebuild value basis, often with the lender named on the policy as an interested party. That is our field, and it is wise to arrange it before the handover of the keys rather than after.

What does your premium depend on?

  • Rebuild value of the home — The volume, the floor area and the level of finish form the basis of calculation for the buildings premium.
  • Construction type and roof covering — Brick with a hard roof covering is assessed differently from timber, thatch or a mixed construction.
  • Location — The postcode area counts for burglary, and a location by water or on low ground for damage from rainfall.
  • Type of cover chosen — Extended perils cover and an all-risks version including inherent defect differ widely in price.
  • Excess — A voluntary excess lowers the premium; for storm there is also almost always a fixed excess.
  • Listed building or unusual condition — National monuments, thatched roofs and homes being refurbished call for separate acceptance and additional conditions.

Does Finass Verzekert arrange my mortgage?

No. We advise and act as an intermediary in non-life insurance only. For the finance we refer you to a specialist party that holds its own licence for it and is itself responsible for the advice, the application and the statutory information about the credit. The insurance around the home we do arrange.

Why are you not allowed to advise on mortgages?

In the Dutch Financial Supervision Act, mortgage credit is a separate licence category, with its own qualification requirements for the adviser and its own rules on information and record-keeping. Our licence covers non-life insurance. Anyone advising outside their category acts contrary to that act; referring you on is therefore not a formality but a necessity.

When does my buildings insurance have to start?

On the day the deed of transfer is executed at the civil-law notary. From that moment the risk in the home is yours, even if you are not yet living there and the refurbishment has still to begin. So do not wait for the move. Give us the transfer date as soon as it is fixed, and the cover will connect seamlessly.

May the lender require to be named on the policy?

Yes, and that is usual. The home is the security for the loan, so the lender wants to be named as an interested party and to have a say on how the payment is spent when there is a large claim. That costs you nothing extra. We process the clause when the policy is taken out, so that the application is not held up on this point.
