With a temporary CAR you insure one project with a fixed start and end date, instead of covering all your works under a continuous contract. That is the logical form for a one-off major project, for a project that falls outside your usual activities, or where the client's specification requires a separate policy for this work with the client named as insured. Everything hinges on the term. Cover runs from the start of construction to handover, plus the maintenance period included in the policy. Construction projects almost always overrun, and if the end date passes while the crane is still standing there, cover stops from that moment. Extension is only possible before the end date; no insurer will sell you a period in which damage has already occurred.
We set the contract sum, the construction period and the maintenance period alongside the contract and the programme, and build in a margin. We also record who is named as insured on the policy: the client, the main contractor, the subcontractors and the architect each have their own position, and anyone not named can still be held liable.

Four points that make the difference between a policy that pays out and one that does not.
Unlike a continuous policy, cover here ends on a date, not on cancellation. If the work overruns because of frost delays, permits or delivery times, you must extend before that date. Put the end date in the diary of whoever manages the programme, with a generous margin, and not only in the administration. Damage that occurs after the end date falls outside the cover, even if the work was virtually finished.
After handover there is usually a maintenance period in which you put defects right. The CAR offers a restricted and an extended version for this. The restricted version covers only damage you cause yourself during remedial work. The extended version also covers damage that comes to light after handover and has its cause in the construction period. For conversions in occupied premises, that difference is significant.
In conversion and renovation work, the work is carried out in or against something that already belongs to the client: the existing home, the adjoining facade, the installations. That existing property is not part of the works and is only insured if that section has been included separately, with its own sum insured. Forget it on an extension, and the extension is covered while the house it is attached to is not.
Loss due to delay, penalties and reductions for late completion fall outside the cover, even where the delay results from an insured loss. The cost of putting right defective materials or badly executed work is not paid. The consequential damage to the rest of the works often is. Normal wear and gradual deterioration are excluded. And damage caused by failing to take obvious precautions, such as missing dewatering or sheeting, is rejected.
Insurers weigh these details differently. That is where your saving is.

No. An extension must be arranged before the end date has passed. If you come to us after that, you are insuring a period in which the risk has already started to run and in which damage may already have occurred. An insurer will not accept that. Ask for an extension as soon as you know the programme is slipping, not in the final week.
A continuous CAR covers every project you take on in a year, with a maximum per project, and is settled on turnover. A single-project CAR covers one named project with a fixed term and a fixed sum insured. If you carry out works regularly, a continuous policy is cheaper and safer; for a one-off or unusual project the single-project form is more appropriate.
The usual parties are the client, the main contractor, the subcontractors and sometimes the site supervisor or architect. Anyone named on the policy cannot claim against a co-insured party: this prevents claims between them. If you exclude subcontractors, they can be pursued for a loss. Follow the requirements in the specification to the letter.
Only if the ancillary plant section is included. The works themselves are the main section; plant, site huts, scaffolding and tools form a separate section with its own sum insured and often its own excess. Plant you hire is not automatically included. For that, the hirer's interest has to be named.
