In brief

For energy-saving measures many lenders offer extra borrowing capacity above the ordinary assessment: insulation, high-efficiency glazing, a heat pump, solar panels or a connection to a heat network. The amount normally goes into an energy-saving deposit from which invoices are paid, with a period within which it has to be spent. Which measures qualify is set by the lender.

What this page is about is what stands on your roof and against your facade afterwards. Solar panels, an inverter, an outdoor unit and a home battery are installations with their own pattern of loss: fire, hail, storm, theft and impact. They also raise the rebuild value, which means your sum insured no longer fits once the work is done.

Where things go wrong in practice

Four points that make the difference between a policy that pays out and one that does not.

Solar panels are covered, but not always automatically

Panels fixed to the roof of the home usually fall under the buildings cover. For panels on a flat roof, on a frame, on an outbuilding or in a ground-mounted array that is by no means always the case. Outside the cover remain inherent defect and manufacturing faults, a gradual fall in output, lost yield and feed-in payments, and damage caused by unskilled installation.

Heat pump, outdoor unit and home battery

The outdoor unit of a heat pump stands unprotected and is therefore vulnerable to theft, vandalism and impact. A home battery brings its own fire risk. Insurers cover the physical damage, but not a fault without a physical cause, not wear of components and not frost damage to pipes that have not been drained. A manufacturer's warranty also takes precedence.

Fire and liability risk from the installation

Inverters, charging points and batteries are a known cause of fire, and a roof fire under panels is difficult to extinguish. Insurers therefore increasingly ask for installation by an approved firm and for periodic inspection. If a defective installation causes damage to someone else, Article 6:162 of the Dutch Civil Codecomes into play; with a defective product, product liability under Article 6:185 of the Dutch Civil Code as well.

The sum insured after the measures

Insulation, new window frames, installations and a heat pump raise what it costs to rebuild the home. If you do not fill in the rebuild value calculator again, your sum insured is too low and the guarantee against underinsurance, which after all assumes correct information, lapses. If the panels are rented or leased, check who insures them.

What does your premium depend on?

  • Nature and number of the installations. Panels, a heat pump, a charging point and a home battery are each assessed separately.
  • Position of the solar panels. A pitched roof, a flat roof, an outbuilding or a ground-mounted array lead to different conditions.
  • Construction type and roof covering. Bitumen, thatch or sandwich panels weigh differently from tiles for fire risk.
  • Rebuild value after the measures. The updated rebuild value is the basis for the sum insured.
  • Approved installation and inspection. An inspection report or installation by a certified firm works in your favour.
  • Excess chosen. For storm and hail damage to panels there is sometimes a separate excess.

Are solar panels automatically included in my buildings insurance?

Not automatically. Panels fixed to the roof of the home are usually regarded as part of the building. If they lie on a flat roof, a frame, a shed or loose in the garden, a separate endorsement is needed. Report the position and the number and have the sum insured adjusted accordingly.

Is lost yield insured if my panels fail?

No. The buildings policy pays for physical damage to the installation, not the electricity you miss out on as a result or the feed-in payment you do not receive. A gradual fall in output and a failure through an inherent defect of the panel also remain outside the cover. For that you have to rely on the warranty from the manufacturer or the installer.

Is a charging point insured as well?

A charging point fixed to the home or to the drive is normally counted as part of the building, but do report it. Insurers impose requirements on the installation, because charging points and batteries carry an increased fire risk. Damage from a fault without a physical cause, and damage to the car while charging, do not fall under the buildings cover.

Do I have to adjust my rebuild value after the sustainability work?

Yes. Insulation, window frames and installations raise the cost of rebuilding. If the sum insured stays unchanged, you are underinsured and the insurer can reduce a payment proportionately.
