Standing empty is the norm
A holiday home that is unoccupied for months falls under limited cover on many policies. There are specific holiday home policies that are set up for this.
Frost damage is the biggest risk: drain the water or maintain a minimum temperature, and record that you did so.
Letting is commercial
If you let the home, even occasionally through a platform, that is commercial use. Your ordinary policy is not written for that.
Where the property is let, there is also liability towards tenants: injury caused by a defect is your risk as owner under Article 6:174 of the Dutch Civil Code.
Abroad
If the home is outside the Netherlands, the local law applies and there are often local insurance requirements. A Dutch policy does not cover that automatically.
Check which cover applies and whether liability is included in that country.
What you record
Have the property check periodically and keep a record of it. In a claim about a defect, the question is whether you could have known about it; that inspection file is your defence.
