We request the holiday home insurance (recreatiewoningverzekering) from a.s.r. and set it alongside what the rest of the market offers. The question that weighs heaviest is how the property is used: solely by you and your family, partly let through a holiday park or letting agency, or let privately to changing guests. Those three situations lead to different acceptance conditions and sometimes to an entirely different product.
When you let the property, two things get mixed up. The buildings is your property and remains so, but the home contents is used by people you do not know. Insurers set additional requirements for that: locks, an inventory list, sometimes a deposit arrangement. If the property is let without this being declared, the insurer can invoke Article 7:930 of the Dutch Civil Code and reduce or refuse the payout.
Letting also changes your liability position. As the owner of the building you are liable under Article 6:174 of the Dutch Civil Code for damage caused by a defect in the building, including towards guests. Regular letting is moreover soon regarded as commercial, which means your personal liability insurance (AVP) is no longer sufficient. Four points that make the difference between a policy that pays out and one that does not.
When you apply, state how many weeks a year you use the property yourself and how many you let it out, and through which channel. Letting through a park organisation with key handling and cleaning is assessed differently from letting through a booking platform where guests let themselves in. If that balance changes during the year, declare it; the duty of disclosure under Article 7:928 of the Dutch Civil Code applies not only when you take out the policy but throughout its term.
Damage caused by guests is a different matter from theft by guests. Damage that occurs during a stay is often covered by the contents section, but theft without signs of forced entry is normally excluded because the guest was lawfully inside. The same applies to items that simply go missing. Work with an inventory list, photographs at handover and a deposit arrangement, and keep valuables in a locked owner's cupboard.
A loose decking board, a wobbly handrail or a roof tile that comes away is a defect in the building. If a guest is injured as a result, you as owner are liable under Article 6:174 of the Dutch Civil Code, whether or not you knew of the defect. If you let the property regularly, that often falls outside your personal liability insurance and business liability cover is needed. Keep records of maintenance and inspections.
Deferred maintenance, wet rot, mould and gradual damp or weather effects are excluded. These are maintenance items, not sudden events. Ground subsidence and foundation damage are usually not included either. Lost rental income after a claim is covered only if loss of rent is separately insured. Ask about those three points explicitly before you sign, because together they account for most of the disappointment afterwards.

Yes. Letting is a circumstance the insurer wants to know about, however limited it is. If you do not declare it, the insurer can rely on Article 7:930 of the Dutch Civil Code when you claim and reduce or refuse the payout, even if the damage had nothing to do with the letting. So state the number of weeks and the letting channel, and update that statement as soon as it changes.
Usually not. Theft without signs of forced entry is excluded in virtually all contents conditions, because the guest was lawfully inside. Damage during the stay is a different matter and is more often covered. Work with an inventory list, photographs on arrival and departure and a deposit, and keep valuables in a locked cupboard that does not form part of the letting.
Only if loss of rent is separately insured. The buildings cover pays for repair or rebuilding, not for the bookings you have to cancel in the meantime. For a property let for a substantial part of the year, that is often the largest item after a long-running claim. We include that module in the comparison as standard so that you can see the difference.
With occasional letting it often does. With regular letting it usually does not. As soon as the activity becomes commercial in nature, personal policy conditions exclude that liability. Your position as owner of the building meanwhile remains unchanged under Article 6:174 of the Dutch Civil Code. So if you let regularly, have it checked whether business liability cover is needed.
