A VvE is required by law to insure the building against fire and storm damage. In practice almost every VvE opts for extended or comprehensive cover on a rebuild value basis.
You establish the sum insured with a valuation under Article 7:960 of the Dutch Civil Code. That report gives six years of protection against underinsurance — without a valuation the association carries that risk itself, and any shortfall is apportioned among the owners.

Four points that make the difference between a policy that pays out and one that does not.
Building costs rise faster than indexation keeps up with. An expired valuation is the most common cause of underinsurance in owners' associations.
What is communal and what is private is set out in the deed. That line determines whether damage falls under the VvE policy or under the occupant's owner's interest.
Besides buildings insurance, a VvE needs liability insurance and, certainly with an active board, directors' and officers' liability insurance.
If you fill in the insurer's rebuild value calculator correctly, you will usually receive a guarantee against underinsurance: in the event of a claim the actual amount is paid, even if the sum insured turns out to be too low. Your policy schedule states whether you have that guarantee. Without it, the proportionality rule applies, and that also affects small claims.

Yes. The owners' association must insure the building against at least fire and storm damage. In practice, wider cover is almost always chosen.
A valuation report under Article 7:960 of the Dutch Civil Code gives six years' guarantee against underinsurance. Without a report the VvE carries the risk of a shortfall, which is apportioned among the owners.
The deed of division sets the line between communal and private. Kitchens, bathrooms and floors installed by owners themselves fall under the occupant's owner's interest.
An association that formally exists but is not active. There is then often no current insurance, while the obligation still applies.
Extended cover applies to the named perils: fire, storm, water, burglary and impact. Comprehensive cover also includes sudden and unforeseen damage from outside that is not excluded, such as a drill through a pipe while working on the property.
Only if it is stated on your policy schedule. You usually obtain it by completing the rebuild value tool correctly or with a valuation that meets the requirements. Without that guarantee, claims are paid proportionately.
