Insurance for the leisure sector

A leisure business earns its annual turnover in a few months, which is why the indemnity period on business interruption cover matters more here than in almost any other sector.

In brief

Campsites, holiday parks, marinas, group accommodation and day attractions share one feature: most of the turnover falls between the May half-term and September. A fire in June therefore costs not two months of turnover but a whole year, and sometimes two, because rebuilding and reopening are rarely completed within one season. Anyone who simply takes the standard indemnity period on business interruption cover is insuring a risk that does not fit their calendar.

There is also a great deal of capital outdoors: sanitary blocks, reception, restaurant, play facilities, jetties, barriers, lighting, charging points and the electricity network across the whole site. Storm, lightning strikes and vandalism in the low season hit precisely those items. On ordinary business contents cover they are rarely listed in full.

This page describes the package as a whole. If you only want to know how liability towards visitors works, read liability in leisure and tourism. If you combine leisure with a hospitality function, tourism, leisure and hospitality is the more suitable starting point.

Where things go wrong in practice

Four points that make the difference between a policy that pays out and one that does not.

Match the indemnity period to seasons, not to months

Business interruption is paid over a period chosen in advance. For a seasonal business a period covering two seasons is often more realistic than the standard period, because permits, demolition and rebuilding on a leisure site take time and bookings are made a year ahead. Work from the spread of turnover across the year and not from a monthly average; in this sector that average does not exist.

Site facilities belong on the policy expressly

Barriers, lighting columns, jetties, electrical cabinets, wifi installations, charging points and the paving fall between buildings and business contents and are therefore often forgotten. After a storm it turns out that the sanitary block was insured and the infrastructure around it was not. Walk the site once a year and update the figures; we build that into the valuation and the sums insured.

Peak staffing and the payroll

In season you work with school students, agency workers and sometimes volunteers. For injury to them the employers' liability in Article 7:658 of the Dutch Civil Codeapplies, which also covers hired-in staff. If you only report the permanent payroll, the premium basis is too low and the insurer can correct proportionally when you claim. Report the peak staffing in advance instead of recalculating afterwards.

What is not covered

The following are generally outside the cover: loss of turnover through bad weather or disappointing bookings, because business interruption requires physical damage as its cause; damage to static caravans and boats belonging to guests, unless care, custody and control is included; damage through deferred maintenance to jetties and bank revetment; and frost damage to pipes in buildings not drained down in the low season. Gradual deterioration is outside it as well.

What does your premium depend on?

  • Type of leisure business — A campsite, holiday park, marina, group accommodation or day attraction each has its own damage profile.
  • Annual turnover and seasonal pattern — Not only the level but also the spread across the year determines the business interruption basis.
  • Business interruption indemnity period chosen — The most important choice on this package; a longer period raises the premium but covers the seasonal risk.
  • Sums insured for buildings, business contents and site facilities — Including jetties, lighting and installations outside the buildings.
  • Payroll including seasonal staff — Peak staffing counts towards liability, sickness absence and accident cover.
  • Prevention and claims history — Fire compartmentation, lightning protection, CCTV and earlier claims all count towards the rate.

Insurers weigh these details differently. That is why comparing pays off.

Frequently asked questions

The questions we are asked most often about this.

Why is a standard business interruption period not enough here?

Because the loss is not spread evenly across the year. If the reception burns down before the season, you miss the whole peak and the next one only comes after rebuilding. Rebuilding on a site with permits and nature conservation values also takes longer than premises on an industrial estate. We work out the period from your own spread of turnover.

Are guests' static caravans and chalets insured as well?

No, they belong to the guest and belong on their own policy. Only where you let them or have them under management does your cover come into play, and then often through the care, custody and control section of the liability insurance. Record in writing who insures what; otherwise, after a storm, an argument arises about dozens of items at once.

What should I do with the site out of season?

Report vacancy or partial closure, because that changes the risk and often affects the burglary and frost clauses. Drain down water pipes, switch off installations and keep supervision demonstrable. If you fail to report it, the insurer can rely on Article 7:928 of the Dutch Civil Code and reduce the payout.

Is a package better than separate policies?

In this sector usually yes, because the losses hang together: a storm hits the buildings, the site facilities, guests' belongings and that season's bookings all at once. On a single review the sections join up and there is one file instead of several insurers pointing at each other. We compare both set-ups on premium and conditions.
