Insuring an unoccupied property

Vacancy is not a temporary pause in the risk but an increase in it. There is no supervision, damage is discovered late, and the building attracts unwanted use.

In brief

Once premises have stood empty for longer than a few weeks, most insurers limit cover to fire and storm. Water damage, frost damage, burglary and vandalism then fall outside it.

Insurers also set requirements: periodic inspection, draining the water supply, shutting off gas and electricity where possible, and sometimes vacant property management or live-in guardianship.

What to look out for

Report vacancy immediately

Failing to report it is the most common reason for a claim on empty premises being refused. Even a short period between tenants counts.

Record the duty to inspect

Agree who inspects the premises and how often, and record it. You will be asked about it after a loss.

Frost and water are the biggest risk

A burst pipe in empty premises runs for weeks. Draining is the cheapest measure there is.

Vacant property management helps with acceptance

Live-in guardianship or vacant property management reduces the risk of squatting and vandalism and often widens the cover.

What determines the premium

  • Rebuild value
  • Expected duration of the vacancy
  • Security and supervision
  • Location and type of premises
  • Whether or not there is vacant property management

Frequently asked questions

Do my premises stay insured while empty?

Usually yes, but with limited cover: normally fire and storm only. Water, burglary and vandalism then fall outside it.

From when does that apply?

This varies by policy, often from a few weeks up to two months. Check the vacancy clause.

What measures are required?

Periodic inspection, draining the water supply, shutting off installations and sometimes vacant property management or live-in guardianship.

What if I do not report the vacancy?

The insurer may then refuse or reduce a payout. This is one of the most common grounds for refusal in property insurance.
