What the lender requires

A buildings insurance at rebuild value, with the lender named on the policy as an interested party. Without that policy the transfer usually does not go ahead.

With a mortgage under the national mortgage guarantee or a high loan-to-value ratio, term life insurance can also be required.

What you arrange yourself

A home contents insurance for your belongings. Count on replacement value: what it costs to buy everything again, not what you paid at the time.

A liability insurance. As the owner you are liable under Article 6:174 of the Dutch Civil Code for defects in your home, even without fault.

What you can consider

A mortgage payment protection insurance that covers the mortgage payments if you become unable to work or unemployed. Particularly with a single income or as a self-employed professional.

A legal expenses insurance with the housing module, for disputes with a contractor or the neighbours.

On completion

Make sure the buildings insurance starts on the date of transfer, not later. From that moment you bear the risk; one day without cover is precisely the day something can go wrong.
