Green insurance: what does it really mean?

Sustainability appears more and more often in policy conditions. Behind that term sit two very different things: how damage is repaired, and which installations are insured.

In brief

Green insurance is not a separate product category with a statutory definition. In practice it concerns two things. First, sustainable repair: conditions that put repair before replacement, allow reconditioned parts, or pay more where you rebuild more energy-efficiently after a loss. Second, cover for sustainable installations: solar panels, a home battery, a heat pump and a charging point.

That second point is the most concrete. Solar panels fixed to the roof form part of the building structurally and are often covered, but not always without disclosure. A heat pump and a charging point on the facade generally falls under the buildings cover; if the charging point stands separately on your own land, that is by no means always the case. Declare these installations and have it recorded that they are included in the sum insured.

Stay critical about what lies behind a green label. A discount that comes with a higher excess or narrower repair cover is not a benefit. Assess such a policy on the same points as any other: exclusions, limits, valuation basis and free choice of repairer. See also which types of insurance exist.

Where sustainability touches your policy

Three places where it genuinely appears in the conditions.

Repair

Repair before replacement

Conditions that put repair or reuse before new build.

  • Reconditioned parts permitted
  • Repair in kind through a network
  • Sometimes no free choice of repairer
  • The valuation basis still governs
Generation

Solar panels and battery

Fixed to the building and therefore usually part of the buildings cover.

  • Declare them and include them in the sum insured
  • Storm and hail damage covered
  • Inherent defect and wear not covered
  • Lost output is excluded
Consumption

Heat pump and charging point

Permanently mounted installations belong to the building, free-standing ones not always.

  • Wall-mounted, usually under buildings insurance
  • Free-standing, often insured separately
  • Damage caused by operating error limited
  • Liability when third parties charge their vehicles

What is covered

Storm or hail damage to solar panels on the roofYesYes
Fire damage caused by a faulty inverterYesYes
A charging point standing separately on your own landProvided thatYes
Lost output or higher energy costs after a lossNoProvided that

What is actually covered, including exclusions, limits and the excess, is set out in the policy conditions and the insurance card (verzekeringskaart) that you receive before you take out cover.

Two things you have to arrange yourself

Sustainable installations are rarely covered automatically and in full.

Declare them and adjust the sum insured

Solar panels, a home battery, a heat pump or a charging point increase the rebuild value of your home. If the sum insured stays unchanged, underinsurance arises and the insurer pays proportionately less. The risk profile also changes: an installation with batteries or power electronics is assessed separately by the insurer. The duty of disclosure of Article 7:928 of the Dutch Civil Code applies when you take out the policy; an incorrect statement can reduce or cancel the payout under Article 7:930 of the Dutch Civil Code.

What a green policy does not solve

Even with sustainability clauses, the usual limits remain. Not covered are inherent defect, wear and loss of efficiency of panels or installations, faulty installation and construction faults — for those you turn to the installer — and lost output or higher energy costs, unless you have expressly insured them. Damage caused by intent or recklessness is excluded under Article 7:952 of the Dutch Civil Code. Manufacturer's and installation warranties therefore remain a separate, and often more important, route.

What does your premium depend on?

  • Rebuild value including installations — panels count towards it
  • Type and capacity of the installation — panels, battery or heat pump
  • Method of mounting — on the roof or integrated
  • Construction type and roof covering — thatch and timber count more heavily
  • Type of cover — extended or comprehensive
  • Excess — sometimes separate for installations

Insurers weigh these details differently. That is why comparing pays off.

Frequently asked questions

The questions we are asked most often about this.

Are solar panels automatically covered under my buildings insurance?

Often yes, because panels fixed to the roof are treated structurally as part of the building. Automatically does not mean without limit, however: many insurers ask for them to be declared and build the panels into the rebuild value. Integrated roof systems are sometimes treated differently from panels on rails. Ask for written confirmation that the installation is included in the sum insured.

Do I get a discount on a green or sustainable policy?

Some insurers reward energy-efficient homes, electric cars or sustainable repair with a more favourable rate or an additional payment on rebuilding. Assess such an offer on the whole, though: a discount that comes with a higher excess, narrower repair cover or compulsory repair within a network can work out less favourably overall than an ordinary policy.

Is a charging point at my home insured?

A charging point mounted permanently on the facade generally falls under the buildings cover, provided it has been declared. A free-standing point on your own land is often treated as an outbuilding or as a separate installation and must then be expressly included. If you let others charge as well, it is sensible to check the liability cover; damage to a third party's vehicle is a separate risk.

Does my insurance cover reduced output after damage to my panels?

Not as standard. Buildings insurance pays for physical damage to the installation, not for the energy you lose during the repair period or the higher cost of grid electricity. Some insurers offer an additional section for this, usually limited to a maximum period and a maximum amount. Ask about it expressly if generation forms a substantial part of your energy household.

Are your panels and installations already on the policy?
