In brief

Finass Verzekert (AFM 12016589) advises and acts as an intermediary in non-life insurance. A sustainability loan, a green increase in the mortgage or business finance falls under a different licence category. We do nothing in that field; we refer you to a party listed in the public AFM register.

Please note: borrowing money costs money. A green offer is a loan as well. Compare on the annual percentage rate (APR) and not on the monthly payment or on a promised saving. Licence holders consult BKR (the Dutch credit register) for credit from 250 euros upwards with a term longer than one month.

Where sustainability measures affect your policy

Four points that make the difference after installation when you claim.

A solar power installation must be reported

Panels on the roof change the fire risk and the rebuild value. Many insurers want to know how many panels there are and who installed them; for commercial roofs they regularly impose an inspection requirement. Without notification, 7:928 DCC comes into play and the payment under 7:930 DCC may be lower.

The sum insured rises with it

A heat pump, floor insulation and an integrated solar roof increase what it costs to rebuild the property. If the sum insured stays unchanged, you are underinsured and a large claim is settled proportionally.

How high the buildings insurance should be

Inherent defects and installation faults are excluded

If an inverter fails or the mounting turns out to be unsound, that is not an insured loss but a matter for the installer or supplier. Gradual loss of output, wear and manufacturing faults also fall outside buildings cover. Keep the guarantee documents and the installation report.

Liability for panels coming loose

If a panel blows off the roof and damages a car, you are liable as possessor of the structure under 6:174 DCC, even without any blame. For let or commercial property that liability sits in a separate policy.

  • APR above savings — a promised saving is not an annual percentage rate
  • Total cost of credit — the amount over the full term
  • Penalty-free repayment — useful if a grant comes through later after all
  • Notification of the installation — number of panels, output and installer
  • Inspection requirements — on commercial roofs often a condition of cover

Does Finass Verzekert arrange a sustainability loan?

No. Our licence covers general insurance. Advice on and intermediary services for credit, including green credit, fall under a different category. We refer you to a licensed party and make sure your policy is right as soon as the measures are in place.

Are solar panels automatically included?

Often they are, on the buildings insurance, provided they have been reported and the sum insured is adequate. For commercial roofs and larger installations extra conditions apply, such as an inspection or requirements for the cabling. Check this before the fitter arrives, not afterwards.

What is not covered on a sustainable installation?

Inherent defects, manufacturing and mounting faults, wear and loss of output fall outside cover. Damage from deferred maintenance and intent is excluded as well; the latter follows from Article 7:952 of the Dutch Civil Code. Theft of panels is sometimes covered only where there are signs of forced entry.

Do I have to tell my insurer about a heat pump?

Yes, certainly if the investment noticeably increases the rebuild value or if the unit hangs on the outside wall. The installation may be treated as an outbuilding or as part of the structure, and that differs from policy to policy. Ask about it, and then you have it in black and white.
