Insuring several let homes

Five let homes today often means five policies, five renewal dates and five different excesses. On one policy that is not only cheaper but above all manageable.

In brief

If you let several homes, you can place them on a single residential portfolio policy. You receive one policy schedule with a specification per property, one renewal date and uniform conditions.

Per property, the same applies as with a single let home: loss of rent, damage caused by tenants and reporting vacancy between tenancies.

This page deals with one part. The overview of all parts is on the main page on property insurance.

What to look out for

One excess instead of five

Uniform conditions prevent you having to work out which policy covers what when you claim.

New purchases included automatically

With a block clause, a newly purchased property is covered immediately, with notification afterwards.

Room letting assessed separately

If letting by the room is among them, a different regime with fire safety requirements applies to it.

Keeping rebuild values up to date

Have the values checked periodically. With a portfolio, underinsurance mounts up unnoticed across all properties at once.

What determines the premium

  • Total rebuild value of the portfolio
  • Number and type of homes
  • Type of letting — self-contained or let by the room
  • Vacancy rate
  • Modules chosen — loss of rent, damage caused by tenants

Calculate the premium

This information is general in nature and is not personal advice. What is actually covered, including exclusions and the excess, is set out in the policy conditions and the insurance card (verzekeringskaart) of the insurer; you receive both before you take out cover.

Frequently asked questions

From how many homes does this pay off?

In practice from three to five. The advantage lies in the premium, but above all in clarity and uniform conditions.

Can room letting be included?

Often yes, but it is assessed separately because of the fire safety requirements that go with it.

What if I buy or sell a property?

With a block clause a purchase is covered immediately. You report a sale, after which the property is taken off the specification.

Is loss of rent arranged per property?

Yes, with an indemnity period you can match per property type to the realistic rebuilding time.
