Buildings insurance (opstalverzekering) for a warehouse

With a shed, the premium is determined not by the structure but by the insulation in the sandwich panels. And what is stored inside determines whether you are accepted at all.

In brief

With a shed or industrial unit, insurers look closely at the construction type, and above all at the type of insulation material in the sandwich panels. Combustible insulation leads to a considerably higher premium or to refusal.

In addition, it is use is decisive: what is stored, in what quantity and whether any processing takes place. Storing plastics, batteries or flammable liquids changes the risk fundamentally.

What to look out for

The insulation material is the key question

Insurers ask explicitly about the type of panel core. Make sure you can demonstrate what has been used; that makes a considerable difference to the premium.

Solar panels on the roof

Large roof installations bring their own fire risk. Declare them with their value and have the installation inspected periodically.

Compartmentation

Fire-resisting separation limits the damage and with it the premium. In large units this is often the cheapest measure.

Third-party goods

If you store for others, liability and possibly goods insurance come into play alongside the buildings cover. Record who insures what.

What determines the premium

  • Agreed rebuild value
  • Type of construction and insulation material
  • Stored goods and use
  • Compartmentation and detection
  • Solar panels and installations

Frequently asked questions

Why does the insurer ask about the insulation material?

Because a combustible panel core lets fire spread quickly. For industrial units the type of insulation is the most important underwriting question.

Are solar panels on the roof covered as well?

Often yes, provided they are declared with their value. For large installations, additional requirements apply to inspection and mounting.

What if I store goods belonging to third parties?

Liability then comes into play as well. Your buildings policy covers the building, not the goods stored; record who insures those.

Does compartmentation help?

Yes, considerably. Fire-resisting separation limits the extent of the damage and therefore lowers the premium.

A wider form of cover does not repair an incorrect declaration: if the type of construction or the use is wrong, all-risks does not help either.
