In brief

This product is intended for organisations whose income largely continues after an incident but which have to spend money to keep functioning: practices, offices, schools, foundations and associations. After a fire, a storm or water damage you rent temporary space, temporary equipment or extra staff. Those additional costs are exactly what this cover pays.

The distinction from business interruption insurance is fundamental. There the gross profit lost is paid; here only the additional costs actually incurred in continuing to operate. Anyone who both loses turnover and incurs additional costs will fall short with this cover alone and needs business interruption cover or a combination.

Avéro Achmea offers this product. When comparing, we look mainly at the indemnity period, the sum insured and the fit with the buildings and contents policy, because without covered material damage this cover does not come into play.

This overview concerns our service, not the cover. What is actually covered is set out in the policy conditions and on the insurer's insurance card (verzekeringskaart); you receive both before you take out cover.

Where things go wrong in practice

Four points that make the difference between a policy that pays out and one that does not.

There must first be material damage

The cover only comes into play once a covered event has damaged the building, the contents or the installations. If your service stops for some other reason, nothing happens: the failure of a supplier, a power cut in the area, an IT failure without physical damage or a government measure does not lead to payment. So make sure the perils covered on your buildings and contents policy line up properly with this policy.

The indemnity period is the heart of the cover

You choose a period over which additional costs are paid. If you choose too short a period, you pay for the tail end yourself, and with a rebuild involving permits and delivery times that tail end is the longest part. When setting the period, think not of how long the damage lasts but of how long the recovery takes, including demolition, permits and fitting out the premises again.

What does and does not count as additional costs

What is paid are costs you would not have incurred without the damage: rent for temporary premises, temporary equipment, extra transport, moving, communication with customers and temporary staff. What is not paid is the rebuilding or replacement itself, because that belongs on the buildings and contents cover. Improvements or extensions compared with the old situation, fines, contractual compensation and lost turnover also stay outside this policy.

Keep the sum insured up to date

If your organisation grows, moves or takes a second site into use, what it costs to keep going elsewhere changes. Report such a change: on application you have the duty of disclosure in Article 7:928 of the Dutch Civil Code, and during the term, reporting a change in the risk is the way to avoid underinsurance. If the sum insured is too low, payment is proportionate and you carry the difference yourself.

What does your premium depend on?

  • Sum insured for additional costs — An estimate of what continuing at another location really costs is the basis for calculation.
  • Indemnity period chosen — The longer the period over which additional costs are paid, the higher the premium.
  • Nature of the organisation — A healthcare practice with equipment is harder to move than an accounts office with laptops.
  • Building and hazard class — Construction, fire compartmentation and the installations present determine the likelihood of the underlying damage.
  • Number of locations — An organisation that can fall back on a second site of its own incurs fewer additional costs than one with a single building.
  • Excess in time or in money — A time excess at the start of the loss brings the premium down noticeably.

Insurers weigh these details differently. That is why comparing pays off.

Frequently asked questions

The questions we are asked most often about this.

What is the difference from business interruption insurance?

Business interruption insurance pays the gross profit you lose because production or sales are at a standstill. Increased cost of working insurance pays instead the costs you incur in order not to stand still. For organisations whose income continues, such as practices and foundations, the second form is more suitable. If your turnover does fall, this policy does not cover that loss.

Do I get a payment for a failure without material damage?

No. This cover is tied to covered material damage to your building, contents or installations. A network failure, a supplier that fails or a ransomware incident without physical damage does not fall within it. There are separate solutions for those risks, such as cyber insurance with business interruption cover. Have that distinction settled in advance so that you do not end up with nothing on two policies.

How long should I set the indemnity period?

Take the time needed to be fully back in the old situation, not the duration of the event. Include clearing up, obtaining permits, rebuilding or refurbishment and fitting out again. In listed or specially fitted premises that mounts up. If the period turns out afterwards to have been too short, the payments stop while your costs run on.

Does the policy pay for rebuilding my premises?

No, that is the job of the buildings insurance, and the contents belong on the contents and goods policy. This cover pays only the costs you incur in order to keep working during that rebuild. Improvements compared with the old situation are not included either. That is why the fit between these three policies matters more than the difference in premium.
