Rebuild value · replacement value as new · valuation

How do you determine the value of your property for insurance purposes?

An insurer does not work with the price your property would fetch, but with what is needed to rebuild or replace it. Below you can read how to establish that value.

  • several insurers compared objectively
  • 9.5 customer rating for a new policy

In brief

The value on your policy is called the sum insured. For a home that is the rebuild value: what it costs to build a similar property again, without the land. That stands apart from the WOZ value (the Dutch property valuation) and from the sale price, in which location and market demand count. For your home contents the replacement value as newapplies, to be established with a contents value calculator.

For jewellery, watches, art and collections such a calculator does not work: on the ordinary policy maximum amounts apply and a valuables insurance with a valuation is the route to take. If you enter too low a figure, underinsurancearises. Too high produces nothing: under Article 7:960 of the Dutch Civil Code you may not profit from a claim.

Three ways to establish the value

Which method fits depends on what you are insuring and how unusual it is.

A rebuild value calculator or address scan

A questionnaire or postcode scan calculates what rebuilding costs.

  • Volume, construction type and level of finish
  • Outbuildings and boundary fencing separately
  • Completed correctly: a guarantee against underinsurance
Home contents

Contents value calculator

A standardised estimate of the replacement value as new of your household goods.

  • Based on age, income and family
  • Audiovisual and computer equipment often capped
  • Tenant's improvements count separately

Valuation by an expert

A report fixes the value for a set period.

  • For listed buildings, thatch, art and jewellery
  • In the form prescribed by Article 7:960 of the Dutch Civil Code
  • Valid for a set period

Where establishing value goes wrong

Two points that determine whether your sum insured holds up when you claim.

The WOZ value and the sale price are not a sum insured

The WOZ value is a tax valuation including the land; the sale price says something about supply and demand. The insurer wants to know what rebuilding costs according to the building standards now in force. In a sought-after area the sale price is above the rebuild value; with a listed building it is below it.

Article 7:960 of the Dutch Civil Code

What a valuation never repairs

A correct sum insured changes nothing about the exclusions. Outside the cover remain wear, deferred maintenance and design faults, subsidence, foundation damage and pile rot and damage caused by vermin, mould and slowly penetrating damp. A fall in value without physical damage is not insured either. Report a refurbishment, letting rooms or a void: when the contract is entered into the duty of disclosure in Article 7:928 of the Dutch Civil Codeapplies, and breaching it can reduce the payment (Article 7:930 of the Dutch Civil Code).

What does your premium depend on?

  • Amount of the sum insured — the main basis for calculation
  • Construction type and roof covering — brick, timber or thatch
  • Year of construction and state of maintenance — older premises, higher risk
  • Postcode area — burglary, storm and water risk
  • Method of valuation — value calculator or valuation report
  • Additional cover — valuables, glass, outbuildings

Insurers weigh these details differently. That is why comparing pays off.

Frequently asked questions

The questions we are asked most often about this.

May I use the WOZ value as the sum insured?

No. The WOZ value is a tax valuation including the land. Buildings insurance works with the rebuild value: the cost of building a similar property again, without land. Insurers sometimes use the WOZ value as supporting data in an address scan, but never as the sum insured.

How often do I have to check my sum insured?

Insurers index the sum insured each year in line with building costs, but that indexation does not know about your refurbishment. Check the sum after an extension, a dormer window, a new kitchen or solar panels, and otherwise once every few years. Large purchases for your contents are also a moment to recalculate.

What is the advantage of a valuation report?

A valuation under Article 7:960 of the Dutch Civil Code fixes the value for an agreed period. Within that period the insurer cannot rely on underinsurance and you do not have to prove afterwards what the item was worth. For listed buildings, art and jewellery that is often the only workable route.

What happens if I turn out to be insured for too little?

The insurer then applies the proportionality rule: if your sum is half the actual value, you also receive roughly half your loss. That applies to small claims too. With a guarantee against underinsurance, obtained by filling in the value calculator correctly, this does not arise.
